Best house in the island right next to the beachfront amazing facilities, pool and garden area

The location was awesome. House was awesome. We had plenty of room for our party of 6. Everyone had their own bathroom and we had one extra one downstairs. Housekeeper washed all our clothes for an extra charge.

People from the hotels are constantly walking across in front of the house, which is where the pool is located. House needs some love. Refrigerator in the kitchen didn’t work, but there was one outside. We could only get one burner on the stove to stay lit. Door hard to shut and noises echo in the house. Pool was clean, but waterfall edge not working. Hot tub bubbles, but heat wasn’t working. Back deck area where the BBQ pit was needs to be nailed down. Power went out the night before we left. Not their fault, but it was hard to pack to leave in the dark. They were very responsive to anything we asked, but if the house just had some love it would be worth the price they ask.

Awesome location, directly across the street from the beach. No AC in main part of house. AC ran great in all bedrooms. Hot tub was not operational, and there was not toilet seat on one of the toilets. Manager said owner was shipping one from US, but never arrived. No daily housekeeping, refrigerator did not get or stay cold. And taxis we arranged for pick up to leave, never arrived. We were allotted one towel per person, and had to ask to get them changed out. For girls that use towels to dry hair, this was a bit of an inconvenience. Took 24 hours to get fresh towels. I still gave good rating for location and size, but needs some work and upgrades for price in my opinion. Would suggest more towels, broom or cleaning supplies, housekeeping, and traction on steps. Also, keep receipts from payment. we sent paypal for payment, they said it was $400 less than what we were charged. Luckily I had receipt on phone via email.

Location was great! Right by beach but short walk to town. Quiet at night (except for Saturday night of Carnaval, but that’s an exception) Staff was very responsive when it was needed. The house was overall comfortable and overall clean.

One important thing not noted until well after booking is that credit cards are not accepted. They will ask you for a bank transfer deposit, which is a generally very unsafe way of sending money. If you don’t pay the transfer via transfer, you must pay in cash upon arrival. We booked 3 nights during Carnaval and I wasn’t comfortable with these options. (ie, it was a lot of cash.) They also offer Paypal for a 6% rate that you will pay. You can pay in USD or Pesos. The house is not well maintained. The back deck was falling apart. We couldn’t work the oven. Two door knobs fell off. The freezer leaked water. (they fixed.) Two showers didn’t drain. (they fixed) Three of our beds had sheets with hairs on them and an obviously not washed pillow. (they came and changed but told me that the beds were checked.) I definitely appreciated them being so responsive, but there were enough things that it felt like we overpaid. If the house was better maintained and had more comfy beds, it would be a top notch house. Someone clearly is choosing not to maintain it and my guess is it’s not the management company as they seemed motivated to give good experience. The house was very clean overall, so it was weird to have three beds not clean. It didn’t make sense. Maybe one of those things where guests made beds up so well that housekeeping assumed they hadn’t been slept in? I almost gave 7, but bumped it up to 8 because of that.

Hot tub Jets and warmer didn’t work, pool was dirty and un enjoyable, stove didn’t work, oven didn’t work, grill didn’t work, ice maker didn’t work, no access to the washer, grounds were not kept up, maintenance (ladders paint buckets etc. left in the back yard,) showers didn’t drain, no toiletries (soap / shampoo) only minimal linens. After booking through Booking.com you deal directly with the staff for all communication and direct payment. Although the staff appear to be friendly and informative- they waited until after arrival and giving access to the house and WiFi to try and convince us that we owed more money. They borderline harassed and attempted to negotiate more money out of us up until the last day. This is not a review of HOLBOX which is one of my favorite islands - but of Casa Pirata which is a beautiful home that unfortunately has not been kept up and is not as it is advertised.

The property was in a great location and we were happy with the overall service. The cleaning lady did our laundry the day before we left and had it all nice and folded for us when we got back form our whale tour. She was super sweet! Did have some issues with the the money transaction but all in all, great experience. We plan on booking Casa Pirata again next year.

Loved this property!! The house was huge and fit our group of 6, with room to spare. we loved the pool and the bar access. They even sent a staff member to take our orders while we were in the pool!!! The house was quiet and in an amazing location. We could walk to shops/eateries/beach. It is equipped with anything you might need to cook too.

Some of the doors were very loud to the bedrooms. Other than that it was ideal!

Great place. Wonderful grounds crew. Very easy to connect with the host. All around great!
