When we first arrived, there was a large pile of household waste dumped outside the front door and a very strong smell of damp throughout the property. We reported this to the managing agent who came round that evening with some 'industrial-strength' air freshener - this improved things but only slightly and the smell returned. First impressions were of a property that has recently been upgraded and decorated however on closer inspection, the finish is very poor and appeared more 'style over substance'. Both smoke alarms on the ground floor had been disconnected, there were damp marks on almost every ceiling, the window sill in the top floor bathroom was loose, the top bathroom had sealant coming away from the skirting board, both toilet brushes were dirty, there was decorators' rubbish left in the kitchen, all dishes and utensils had water marks on them and needed to be cleaned before use, carpets and bedding had a layer of dust over them and the whole place didn't feel particularly welcoming or clean. We had booked to stay for 3 nights to attend a business conference but left after 2 nights because we felt so uncomfortable in the property. The location is OK but not close to any public transport so had to rely on taxis to get to the city centre. Not a great experience and we would not recommend to others.

"Very dissatisfied, very poor/unsafe for the price"

The beds were fairly comfortable and bedding was clean

Many items not provided which would be expected as a minimum: No tin opener Only 2 cups - (we had to go to a supermarket straight after we arrived to purchase crockery for our stay) Only 2 bowls No kettle Only enough soft seating in the lounge for 4 people despite this being advertised as 8 person accommodation. Only one TV remote that worked as the batteries were all discharged No WiFi code when we arrived, this was however provided after we contacted the owner. Damage to property, some which appeared to have been there for quite some time: Burnt Carpet Burnt window cill Smoke detector on 2nd floor fitted with cover which will have prevented it from functioning in the event of a fire Banister on top floor dangerous, gaps between rails prevent a significant fall risk to children, does not comply with Building Regulations Washing machine had been jammed into opening using cardboard as it vibrated significantly when in use Tiling in kitchen dangerous, poorly installed and sharp edges remaining near boiler Damp patches throughout property, in particular around electrical light fittings to lounge ceiling, we did not know if it was safe to use the lights so didn’t Hygiene: Generally the hygiene standards were poor throughout the property Pile of junk, discarded boxes etc. in kitchen Sofa in lounge had stains all over Grill pan was filthy, we chose not to use it as it was that bad Cooker hood covered in grease, it was clear this hadn’t been cleaned for a significant length of time All kitchen cupboards including the cutlery tray were filthy, we had to wash all crockery and cutlery before we used it Other issues: The fire door to the property was not fitted with intumescent strips which are required for the door to protect occupants within the property in the event of a fire. I would request to see a copy of the Fire Risk Assessment as required by the Regulatory Reform (Fire Safety) Order 2005.
