Ladd Pond Cabins and Campground, LLC

Easy to get to. Cabin was clean, and nicely put together. Great weekender stay over or pit stop on the snowmobile trail.

The cabin was a little small, bed was in main part and took up most of room, aside from small breakfast table and stackable microwave, fridge, and toaster. In the winter, would not be a place to crash other to sleep, but in summer has a sitting area on deck.

The stars are night were an amazing view. We were only there for one night but it was very comfortable and just what we needed.

There were a number of flies about the cabin.

Upon arriving, no staff present. Another car was there, thankfully, as one of them had AT&T cell service. Verizon (mine) and another had no service. They were able to contact the owner who said her daughter was about an hour away buying animal supplies in Littleton and would be there later to help us. We were eventually able to get in the cabins when a door code was provided AND THEN THE FUN BEGAN :( NO LESS THAT 80 LIVE FLIES BUZZING AROUND THE WINDOW (INSIDE) AND HUNDREDS OF DEAD ONES ALREADY THERE AS WELL. THIS ALONG WITH NO A/C WAS MISERABLE. I was able to text the owner and her daughter came by about 2 hours later offering to put a window a/c in for us. Said they were taken out due to the cold weather. Well, it was unusually hot for this time of year, but not that cold yet. Aside from the poor communication, the FLIES and the heat, the cabin was decent after we located the fly swatter and about 2 hours later counting more fly bodies :(

The space was super clean, the kitchen and bathroom were well stocked with everything one would need to prepare meals, etc. The surroundings were quiet and peaceful. The lady on the phone was nice.

The area has zero cell service. We got there at 7:30pm and there no one was at the office. The view theoguh the door's window made it look like a storage place with stuff scattered so I don't know if it is used as an office. We had to drive 20 mins back towards town to get service in order to call and ask how to check in. The people arriving after us had the same problem. So call before you leave Colebrook! Worst sofa bed ever. Zero support

Pretty location.

Arrived at property and drove to office. When we got out of car two big dogs barked at us. Person finally appeared, but despite our obvious discomfort did not restrain dogs. She remained about 15 feet from us and talked to someone with walkie talkie confirming our reservation. With our reservation confirmed, she told us to follow her in truck. We got to cabin and asked about store location. She provided info but did not return my smile when I thanked her. Inside the cabin we were greeted by several flies. Handy swatter on the wall provided many minutes of recreation. Not long in the cabin, found approximately 20 dead flies on the window sill. In the bathroom several live flies on the screen, so we closed window to trap them. Not working: heater, tv. Prison issue towels and sheets. No extra blankets.

It was quiet and peaceful. The night sky was absolutely incredible and there wasn't a star you couldn't see. The grounds were well maintained and was great to have a fire pit, grill, and picnic table to ourselves. Was a beautiful lake to fish on and the free usage of the boats and life vests was awesome.

The cabin smelled a good amount and the door frame was rotting out. We left the windows opened during the day to help with the odor and air it out. The couch and chairs had a good amount of either dog or cat hair and the carpet was damp. There was a open gap under the air conditioner that bugs kept coming through so we stuffed a facecloth underneath to stop that. We stayed for 4 nights and never once saw the owners, nor did they ever reach out to see if we needed anything and how everything was going. We had to call multiple times to get firewood that wasn't worth the $5 we had to pay even though the site said the first bundle was free....didn't happen for us. They did drop off the firewood and the person who dropped it off was miserable and acted like we put them out and bothered them. completely ignored my two and four year old who repeatedly kept waving and saying hi. Not impressed and won't be coming back. The surrounding nature, beautiful night sky, and fact we already paid and couldn't get our money back was the only reason we stayed the 4 nights.

Convenient location for our overnight stay.

Very cramped for 3 adults with luggage!
