"This house needs an overhaul."

The location is good.

The house needs an overhaul. Most everything needs repair or replacement and some serious cleaning. The furniture is filthy and the appliances are worn out. The kitchen needs better utensils and cooking items. One bed had not been cleaned (it had sand in the sheets) and the back yard is depressing - not a yard at all. There are cleaner places to stay in PA.
