Definitely nothing to like about this place.

We got there and they hit us with a load of weird rules, when we went in the room it was horrible, then everytime we went outside they were there in our face, then we decided to look at reviews to see if we were over exaggerating. Then we see all the bad reviews, and heaps of reviews about them making things up to charge your credit card at exorbitant prices, so we were vigilant about it, and low and behold they take $51 out of our bank as they say a side table lamp went missing, then hour later take another $102 out saying this so called lamp is antique, I agree if it even existed as the whole place should be closed down, time to do something about this as its straight out robbery, we have come down from the gulf of Carpentaria to horsham for a terminally I'll family member, and we don't have a bloody fetish for bedside lamps. Be warned ⚠️ rather have slept in the car. Avoid at all costs.

If you are a traveller who reads reviews before booking, I can tell you they are, for the most part, true. Although I don't believe it's the type of place you will lose an organ as one review said. There is coffee/tea making but no milk. Instead, there is a bottle of Sangiovese wine in the fridge that has been there a while going by the state of the label. The sheets and towels could not get much thinner without disappearing. There are rules posted on laminated sheets everywhere, plus you get a verbal rule rundown while checking in. It's old, a bit of dust here and there, doors dont quite fit like they used to. BUT it was only $80, and I slept pretty well, so ......

Flat screen smart tv. Complimentary bottle of wine.

Shower. Takes a while for the hot water to come through.

Nothing comes to mind.

The list of rules should have been a red flag even before getting to the room, then more within. Weird. To say it is tired is an understatement, best look for alternatives in the area in future. Reminded me that even booking.com is not infallible.
