Breakfast was included in the price, it’s clocked specially for you based on your choice. There 5 options to choose from - British classics. Very delicious. Kettle in the room with homemade biscuits (these are so tasty). The heating actually works and the room was very warm.

The one thing to remember, the location is not in the town so it takes 20 min ride by car to get to the Exeter town centre but we knew about it.
