"Good location adn value but let down by poor management."

Good location. Big room. Comfy bed.

The address is wrong . This hotel is not on Beijing road. The entrance is on Tudong Road. There is no signage that indicates where the entrance is. This is a bigger problem when your arrival is at mid night as we did. I guess most of the guests can speak Chinese so less of a problem for them. The Hotel is quite run down and basic maintanance is not being done. The staff do not really care about this. I fixed an unusable shower and a toilet seat myself.

"Very good deal for a central stay in Kunming"

Very central, and easy access from the train station. Beautiful view of the city, big bed and spacious rooms.

The fridge smelled like rotten eggs inside. Front desk on the 13th floor (with the left elevators), and I have seen no indication of that in description on booking.com

Very close to most city attractions and the subway (3 minute walk). If you use exit F, the hotel is behind you as you come out of the subway. The manager speaks English well and she organised some city attraction notes in English for me with good explanations of how to get around. I was given a very large room with a "lovers swing" Excellent choice of restaurants nearby including the Kunming night market only 5 - 10 minutes walk away.

No breakfast available which may or may not be a problem.

"It's safe, but book only if you're on a budget or don't have a way to access local booking agents."

Location is decent, close to the walking streets and main rail station. Bed is big. Building has security. Staff was helpful as well.

Even though building has security it feels very desolate and uneasy. Even for the price you can probably get something closer to 3.5-4 starts locally.
