The hotel is situated in a fantastic location right on the seafront. Close to the pier, easy walk to centre of Brighton, the Lanes, Pavilion etc. A lovely building too. The staff were lovely, really sweet and very helpful. Beds comfy and room overall clean.

I understand it is a listed building, but this hotel needs some serious TLC in order to prevent it from slipping into complete disrepair. It's amenities are very old and tired, so instead of it presenting with old world charm it looks sad and tired and there are aspects that, if they're not dealt with, will mean that the building itself, will fall apart. The decor is very dated. Things like the bin and soap dispensers in the bathroom were rusty and mouldy, easily rectified things. Shower was really hard to adjust to a good temp, either freezing or boiling! Lift not working and when you look back at reviews it appears to have been that way for nearly a year. Weird rules such as not allowed to take food or drink to your room or leaving car keys at reception if you park there.

We booked this hotel just because of the view that is grossly misrepresented in the pictures. If you stand in front of the window only 10% of it has an ocean view, the rest 90% is facing the building. The room itself was absolutely disgusting - huge stains on the carpet and the mattresses, disgusting bedding, hairs in the bathroom. it desperately needs a deep clean and updates. The floor felt tilted, like the building could collapse any minute. I had to involve booking customer service to be provided a different room which was a little cleaner yet the view was still the same and should not be even advertised in the first place. The elevator was not working and no one offered us any help to bring the luggage upstairs. The situation with parking in the area is terrible. The front desk was very apologetic and tried to fix the problem and these two starts I added just because of them, otherwise it would be zero. I gave the owner 1.5 months to update the picture that grossly misrepresented the room before I wrote this review. Since no action was taken and the pictures are still the same misleading ones, I have to write this review. I do not recommend this filthy and disgusting hotel to anyone and regret spending my money on it when there were so many other better options in the area
