Boutique Hotel

The biggest flex of this hotel is its location from the prime sight seeing areas. Avlabari M/S is just 200 or 300 metres away. Most of the famous places are at a walking distance. The property is lovely with a wonderful and peaceful view from the balcony. That view is an 11 on 10.

Just like any property, it has its cons too. a. The Wi-Fi is absolutely poor(INSIDE THE ROOM). When asked about it, she said 'Property is big which is why connectivity is poor in 3rd floor.' This is really a loose talk. Routers/Wi fi extenders must be put on 3rd floor for seamless connectivity. b. Curtains with pull cord next to the bed was faulty. Kept making noise by hitting the windows. c. The curtains allow too much light inside the room which may not be suitable for everyone.

היינו בחדר משפחה. מאוד מרווח . למעשה שני חדרים עם מרפסת שמשקיפה על העיר והנהר. ארוחת הבוקר מוגש חצ'אפורי , ירקות - נחמד מאוד. המיקום מעולה בעיר העתיקה. מסעדות קרובות. בהחלט תמורה מעולה למחיר.

We stayed for two nights and had a lovely experience. The hotel is beautifully designed with a cozy, boutique feel — stylish yet comfortable. The location is great for exploring Tbilisi City, with many attractions, cafes, and shops within walking distance. Our room was really spacious, with windows on two sides and an exceptional view from the balcony — beautiful at any time of the day. The in-room bar is well stocked. Breakfast was the best part: fresh, delicious, and served with such warmth it felt like visiting Grandma. The staff were welcoming and helpful throughout our stay. We would happily come back next time we're in Tbilisi!

Nothing we didn’t like, but a couple of things to keep in mind: the hotel is located on a hill, so getting back after a full day of walking can be a bit challenging, especially for older guests. Our room was on the third floor with a spiral staircase at the end — worth it for the view, but you'll want to save some energy for that final stretch. Also, the in-room bar is well stocked, everything is charged at checkout — including coffee and tea, which are often complimentary elsewhere.

I have stayed in Tbilisi a few times but had never stayed on this side of the river. It was really interesting to stay on that side and as a first night as it gives a nice, comfortable entry stay before jumping into the more tourist-centric busy old downtown area across the river. The place is cute with just a few rooms and the balcony overlooking the river is really nice. The rooms are very comfortable and the breakfast is fantastic. The location and scenery outside the hotel is quite cute as well, as it is located on a cobblestone street that isn't full of cars. The general location is wonderful for walking all around the city.

If you struggle with noise, it might be a bit difficult as there is a water pump that can be quite loud when you use the water. I didn't find it to be a big issue but I someone who is more sensitive to noise might struggle.

Be careful, there are more Boutique Hotels in Tbilisi, Booking.com does not give this at first glance – pay attention to the map. Traditional building, centrally located, with a great view. We took two rooms: a double and a double “deluxe”. There is no elevator, and that is not how it is written, but all (!) rooms are only accessible by stairs. The double room has fewer steps, but the “deluxe” requires much more and the stairs on the last flight are very narrow. It is run by ladies, the older lady does not understand English, only Russian (and probably Georgian :-), the younger one understands a little more and can even smile at us. You can carry your luggage up yourself, it will not be easy with a larger package. Forget about those with mobility problems. The rating of the accommodation is mixed. Climbing up the many stairs, the “deluxe” room is perfect, spacious, modern, probably an extension of the previous traditional one, nice terrace, although the wifi is only available in certain places and is weak. The double room also has a balcony, although it is shared with the dining room balcony, which can be used by a larger group, but the room is cramped, the equipment is old, especially the bathroom with its linoleum floor and the toilet with a lack of space, which is uncomfortable for larger people. But the bed here is good too, there is a refrigerator, the breakfast is partly “Georgian” and perfect. 9:00 is the fixed time, after 10:30 there is an additional charge, but don't expect to get it before 8:45.

In the double room we could only reduce the sewer smell with a couple of days of intensive ventilation, but every time the toilet was flushed on the floors above us, ours let us know with a rumbling sound. We were very happy about this, especially at night, half asleep. We tried to change rooms, but we would have only received a very shockingly high surcharge (because it is a 3-bed room, ha-ha). But it was empty the whole time anyway... In other accommodations, because of the night and breakfast paid for that day, if you leave early, you get a breakfast substitute in a small package. It's not an important or big thing, but it shows attitude. Here they have cleverly saved on this. Consider this if you want to come here: I have been to Georgia several times, and I will, but I will not come here again.

The view is amazing, the room is big and has an awesome balcony. It's not far at all from many great locations . The staff is nice and helpful

If it is hot- it takes alot of time ro cool the room. And it has big windows which is nice but you can't really block the light. The breakfast is very simple and the coffee is not great we had to leave for a trip one day and they couldn't service the breakfast earlier.
