Good size room with full size, balcony and sliding glass windows give lots of natural light.

Bus station to Bangkok is at the front of the property. Noisy buses coming and going.

Location is very good.. Very close to a lot of things. Beach is across the street.

Air quality might not be the best if your room faces the bus station in front of the parking lot. I had a room in the back.
