Nothing at all. Maybe the location close to lake but didn't have any view from the rooms.

We paid around 26k for 2 rooms with 5 family people for 3 day stay and we wanted to cancel it after the first day itself to look for alternative options. But couldn't cancel due to no cancellation policy. Even other luxury houseboats let us cancel 5 minutes before check-in. Not worth spending more than 4.5k per day for a room which had tap water running in washrooms with no ventilation. If you use the toilets, the odour will fill up the entire room. Will surely get better rooms and service at many other hotels with good restaurant and kitchen area. They had only one staff who was also rude. They didnot offer water bottle for 3 days stay, let alone anything else. Got one water bottle for 3 members in a room after a heated argument. The photos are deceptive, only location is fine. No operational kitchen. For anything to eat, they asked to let them know 5 hours in advance to be able to cook due to no staff. Promised us a 3 people room with an additional cot, got double bed room only with a mattress on the floor. They have a check in timing of 2 pm, we reached around 11:30 and requested for early check-in but were denied rudely with no response for a long period. The manager aligned with the cab driver to make us roam around till 2pm and we got the rooms around 3pm. The owner took commision for taxi booking. Sent a cab at 3200 per day and when we discussed with the driver, he mentioned that he receives 2800-3000 for the day. When enquired, the manager at the stay started shouting. Around 300-400 per day commision, just loot in plain sight. The manager doesnot show up till 10 am so you can't even complain or do anything else. Cant park cars inside, the manager keeps on smoking in front of ladies and children openly. Frequent light cuts with no back-up. Were left in the dark at night with only a small light working with no fans in summer heat in srinagar.

Location is near Dul Lake. Very Peaceful and Quite. Hotel Manager and Staff very Cooperative and Nice. Green Lush around. Overall good.

1. My Neighbour room people were very Noisy, Singing till mid night, not good at all, people shall have basic Common Sence. Advised Hotel Management on it. 2. Bed was bit Noisy too. They will manage. 3. During booking there was no information about Self cooking available or Kitchen sharing, this could been up there.

Miss guided by host. Didn’t have delux family suite. Given normal double room in ground floor.

The hotel stay was amazing. The food was great
