very bad property I have ever stayed bad service staff rude and room service very bad they take money first and then they give u bad service after taking the complete amount

nothing I liked about the property it smells so bad no cleaning bed sheet blanket all smells no service

constant power cuts, non responsive hotel manager - did not timely communicate the water cut issue

great location. right next to surfwala. if you are coming for surfing, this place is strongly suggested.

Nice building with a nice garden only 3 minutes away from the beach. The owner and Alex who works there gave us lots of good tipps and secret infos (including best coffee in Arambol) that made our stay there and the rest in Goa turn out great. There is no restaurant but options are nearby.

Nothing is as advertised

! Room full of bugs! Dirty top of the bathroom full of dust Dog barking ALL nite not being able to sleep VERY slow internet NO HOT shower The staff doesnt keep their promises ! the rooms look nothing like on the pictures ! shower leaks

The hotel location is very good, Beach is close, and the main road is not so far, same time quiet place. Very nice decorations of hotel with style sensitive. Good room with almost everything required except a small fridge.

A lot os small ants in the room, it is required to perform treatment.

Easy communication with owners.

Room was not ready upon arrival, the hotel is carrying out construction at the moment. Some of it took place at night could hear drilling at midnight on Christmas... Not the restful break I was hoping for. Best to consider Surf Wala next door.
