Location, staff friendliness, and welcoming. The ceiling fan is pretty silent even at high speed.

There is hardly any sound insulation to the hallway, so make sure to have ear plugs. There is good sound insulation towards the street, could not hear the tram once I closed the windows. This really disturbed my sleep. The large mirror on the entry door is weird as it faces the bed directly.
