I would love to share my wonderful experience staying at this hotel. From the very beginning, everything exceeded our expectations. Before we even arrived, the owner contacted us and kindly offered a transfer from the airport. That thoughtful gesture made our arrival so much easier — we didn’t have to stress about finding a random taxi after a long journey. Upon arrival, we were warmly welcomed by the owners, who also surprised us with a bottle of wine. It was such a kind and personal touch that instantly made us feel at home. The hotel itself is located in a very quiet and peaceful area, which was perfect for relaxing. Despite the calm surroundings, it’s only a 5–7 minute walk to the Old City — a perfect balance between tranquility and convenience. The room was extremely comfortable, very clean, and well-equipped with everything we needed. Housekeeping was excellent, and the entire place was spotless throughout our stay. Breakfast was delicious every morning, with fresh and tasty options that we really enjoyed. What truly made this stay unforgettable were the owners. They are incredibly kind, warm, and genuinely hospitable people. They constantly checked in to make sure we were comfortable and gave us great recommendations on what to see and do in the area. One of the most memorable parts of our trip was a special excursion arranged by the owner. He even invited us to his home and showed us how they make their own wine — a unique and beautiful experience that we will always remember. To sum it all up, our stay was absolutely fantastic and truly unforgettable for me and my parents. Everything — from the warm welcome to the peaceful location, the delicious food, and the personal attention — was beyond expectations. I highly recommend staying at this hotel. Thank you so much for everything — we hope to visit again soon!

Tamar & Georgi are kind, wonderful, and accommodating. We felt like we were getting a more “real” and warm Georgian experience than if we stayed in a big hotel. The small building with rooms that they have built with the hotel is high quality and they have amenities for you like a fridge and kitchen downstairs that are very useful. Tamar also makes her own homemade wine and has a little turtle garden that is really beautiful. The key they give you can give you exit/entry access 24/7. I would stay here again!

Please note that this runs more similar to an AirBnb property than a hotel building with a 24 hour reception, etc. The couple have built a separate building on their property with very comfortable hotel rooms. It may be a bit tricky to find if you come in the evening since there is no large “hotel label”. If you use Bolt to come here, use the address to find the property location.

Прекрасный отель! Отличное расположение в самом центре Тбилиси, все очень чисто, комфортно. Район очень тихий и чистый. В пешей доступности находится абсолютно все магазины, кафе, метро, парки. Тамара и Георгий очень приветливые и отзывчивые, всегда готовы помочь. Георгий встретил в аэропорту. Угостили очень вкусным домашним вином. Все очень уютно и по-домашнему. В целом, осталась очень довольна пребыванием в отеле и с удовольствием рекомендуем его всем, кто ищет комфортное и приятное место для отдыха. Обязательно вернусь сюда снова!

The (alleged) bottle of wine!!!! Since I left the hotel the next morning (I couldn't risk not sleeping for a second night: cf. below), and asked BOOKING to refund the amount already paid for the second night (strictly speaking, I would have been entitled to a refund for both nights, as it was objectively impossible to catch any sleep!), apparently the hosts were worried that I might leave a negative review. They therefore informed BOOKING that I had left the room in complete disarray, with the “bottle of wine” (which is given as a complimentary gift: not drinking wine, I did not refuse it out of courtesy)! whose contents I had spilled all over the room. Well, in over 40 years, I have NEVER deliberately damaged anything anywhere (including hotels, B&Bs, rooms, bungalows, or other accommodation facilities). I have NEVER taken towels/hangers for clothes or anything (apart from disposable small soap or shampoo bottles!) with me! As to the complimentary bottle of wine (so highly praised online when making the booking!) is reused small plastic water bottle filled filled with wine (see photo: I don't know if it complies with Georgian regulations, including those relating to hygiene, for the serving of alcohol: I doubt it!)

1. IT IS IMPOSSIBLE TO SLEEP BECAUSE OF THE NOISE (UNTIL 5:00 AM!) I specifically asked for a quiet room. I was assigned a room (see above) with a panoramic view (you see the Tbilisi TV antenna and the Motherland statue). The problem is that there was non-stop music from 10:00 p.m. until 5:00 a.m. (especially the bass made it impossible to sleep, despite trying with both earplugs [I always have them with me!] and noise-cancelling headsets), making it impossible to sleep for even 5 minutes. In all honesty, having stayed there from Saturday to Sunday, I'm not sure if this issue only happens on weekends or every day. I know that I didn't want to risk NOT SLEEPING a second night, so I left the room after the first night and asked – through Booking.com – for a refund of the amount paid for the second night (this did not happen: see below). 2. IT IS NOT A HOTEL. … on the contrary, it is actually a private home with several guest rooms. The guest rooms are accessed via a relatively narrow spiral staircase (as far as I was concerned, having only a backpack as luggage, this was not a problem; it is, however, a problem in the case of a lot of luggage or for elderly people). With only the references on Google Maps, even though I was in front of the house, it took me over 40 minutes to find the place, as I was looking for a hotel with a sign (see photos: the entrance is at the black gate: I have added pictures as it appears when you approach it from either one side). Let's be clear: I have no issue with renting rooms in private homes (I often rent an entire apartment myself). In this case, however, it is worth mentioning: both because sometimes the guest is looking for a hotel (and the related services: as in my case) and because... in this case, the price should be commensurate... with that of a B&B (for the same price, considering that it was peak season for hotels, I could have easily booked a WHOLE APARTMENT in central Tbilisi, not a room!).

Отличный семейный отель в центре старого Тбилиси! Хозяева-супруги Тамара и Георгий. Отзывчивые, приветливые, отличные хозяйственники. Содержат отель как свою квартиру. Горничные - умнички! В номерах чистота. Номера современные. Отличные спальные места! Отличные санузлы! Если приедем в Тбилиси ещё раз, то обязательно в этот отель. Тамара, Георгий, спасибо Вам огромное!

Отель с душой. Отличные завтраки, которые будем вспоминать. Радужные хозяева. По-домашнему уютно, чисто. Пешком до старого города и метро.
