All requests for check-in or check-out outside of scheduled hours are subject to approval by the property and must be requested at least 1 day in advance. Please note that an additional charge of AUD 100 per hour will apply for late check-out without prior approval. Additional unregistered guests are not allowed at the property without prior approval. Please note that pets are only allowed upon request and subject to approval. Pets will incur an additional charge of AUD 37 per night, per pet, and a maximum of 2 pets is allowed per booking. Please note that pets must not be left unattended in the property. Parking is available for 2 cars per reserved accommodation. Smoking on site will incur an additional charge of AUD 1000. Any damage or loss to the property caused by guests, including from smoking outside designated areas, will incur a charge. Guests are required to clean the accommodation prior to departure. Alternatively, a cleaning service is available for an additional charge. Guests booked on the same day of arrival are requested to book before 18:00. Please note that this property does not have any policies, procedures or resources in place to accommodate the unique needs of school graduates during the annual 'Schoolies Week' period. By booking and staying, you agree to these terms. ~~~~~~~~~~~~~~~~ ✦ Important Information ~~~~~~~~~~~~~~~~ >>By attending the property, you agree to the terms of the Short-Term Rental Agreement, which will be sent for signing at the time of booking. >>Guests must provide a copy of their ID (front and back) and a selfie photo for security and insurance purposes. >>A security deposit (bond) is required and will be authorised separately. Strict no loud noise, parties, or events. Quiet hours are from 9:00 pm onwards. Breaches may result in eviction. >>No schoolies or toolies permitted. ~~~~~~~~~~~~~~~~ ✦ Guest Capacity ~~~~~~~~~~~~~~~~ >>The property hosts up to 8 adults comfortably. Larger families/groups may be considered upon request — please contact us in advance. >>If more than 8 adults are booked without prior approval, and no response is received to our requests within 30 days of check-in, the booking will be cancelled with no refund. ~~~~~~~~~~~~~~~~ ✦ Guest Rules ~~~~~~~~~~~~~~~~ >>Parking is limited: maximum of 2 cars. >>Special requests ( ie extra bedding) must be made 48 hours in advance. >>Last-minute requests incur a $100 setup fee (minimum 2 hours’ notice required). >>Same-Day Booking Policy: Bookings must be made before 6:00 pm. Bookings after this time must be cancelled within 1 hour for a refund, otherwise the first night will be charged with no access. >>Bins must be placed out for collection on the correct night. (Yellow recycling bins are collected every second week.) >>This is a non-smoking property. Any cigarette butts found will result in forfeiture of the bond. >>Neighbour complaints = immediate removal or cancellation of booking >>Accidental/deliberate damage will incur repair or replacement charges. >>Guests must leave the property in a clean condition and return furniture to original positions or additional fees apply. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ ✦ Guest Infringements & Penalties ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ >>Guests are liable for all costs from breaches or damages. There is a strict no pets on any beds and furniture policy at the property. Any damage or extra cleaning will apply further charges. >>Pets (where allowed) require prior approval: $37 per pet, per night (max 2 pets). >>No pets on furniture, no excessive barking/shedding >> We need to know the breed, age and size of the pets, and the type of pet. Pets must not cause danger, damage, nuisance, noise, health hazard or soil inside the house. Pets cannot be left alone in the house. You are responsible for any mess or damage your pet leaves behind or injury to another person. If you arrive at the property with a pet without prior permission you will be asked to leave without any refund or reimbursement. All dog waste must be cleaned up from the backyard before departure. Easy to go everywhere and close to the park also. And the bed so comfy,nice and clean. My wife love the kitchen so big so she’s feel like home.

Nice little place

The aircon did not work properly. Especially down stairs it was cold when the heater was set to 30c. Upstairs was warm but got quite cool during the night.

The location was close to the river. It was also easily accessible from main roads. Key pad entry made things simple with different family members coming and going at different times and not having to worry about who had keys.

Access instructions need updating, there are no keys in any lock box. The lounge / dining furniture is old and has visible soiling and didn't feel nice to use. The linen was heavily crumpled, no real issue but it's not Lux. The property was cold with no sun at any stage in the day, probably great mid summer to keep it cool. Small things like no dish cloths, extraction in the main doesn't really work. The step in shower over the bath was awkward as was the vertical rain head shower with no standard shower head option. The property says it sleeps nine, but this requires five adults to share one small bedroom which in all honesty simply isn't feasible. Its a three couples / six person apartment in our view. It may have been brand new when it was first advertised but it isn't anymore. Its fine, but its not like new and it isn't Lux.

The steps were the main problem for us as we arent young and we are not used to steps at all.

Location is fabulous. Milton has great shops, cafes and village atmosphere.

Clear information prior to booking about the amount of stairs in the unit. The toaster had bread crumbs all over it. The lounge had stains. It could do with a good clean. The air conditioner in the bathroom looks like it maybe leaking around the light fitting.
