Hard to rate. We deliberately chose a villa by the sea based on the reviews, as we wanted something clean and without insects and nice. The villa is very nice and if I had to rate the rooms separately, the bathroom, kitchen and bedroom would get 10 each. The living room would get a rating of 2. I positively evaluate the communication from the owner/person who dealt with the keys and payment with us. Also the equipment of the villa and overall the villa is very beautiful at first glance and is in a great location. The bike rental shop is right across the street

But WHAT was the biggest problem for us was INSECTS. In the chest of drawers in the living room there are terribly huge ants, which start to crawl out in the evening and spread all over the room, and when we got up in the morning, we didn't see any more. It would probably be enough to get rid of just the chest of drawers. In the morning we saw a cockroach behind the door in the living room, but we threw it out. We had a big caterpillar in the house last night of our stay there when it rained a lot. If we went to a hostel or hotel for a few dollars we would count on everything but the price of Casa Modi is many times higher than what other accommodation offers. So the cleaning should be very thorough so that this does not happen. We are very sorry, as we were really looking forward to this stay.

nice self contained apartment. we had the one at the back so street noise was not an issue. quaint open kitchen with own courtyard which is good for storing hired bikes. comfortable beds with air con.

The hospitality was great. The unit is indoor/outdoor so you lock the bedrooms at night which was an adjustment since traveling with a child but did this as a formality. The property felt very safe. The place was clean and spacious and mostly met expectations. We are regulars to the area but this was our first time here. It may have been the time of year but the temperature was perfectly comfortable inside the rooms outside in the living room. We also did not have an issue with bugs. The beds were also very comfortable. It feels like you are staying in a town (unlike some properties that feel like you are existing in nature) but you still hear monkeys and birds in the morning. The location is perfect. Easy access to everything. There is a delicious Italian restaurant that is owned by the owner of the unit. Absolutely fabulous. Pricey but worth it (ambiance, quality, and flavor of food, and hospitality is all world-class). Please do yourself a favor and visit the restaurant. We made it a date night on our last night and it really put the finishing touches on our trip. We met the owner also he was just as friendly and helpful as the staff.

The property uses filtered city water which doesn't taste good even though it is safer to drink than most water we drink in the US and Mexico cities. Well water at surrounding properties tastes delicious so it was hard to make that switch.
