Modern, spacious home close to main attractions and transport.Good value for money. Host was very responsive. Bedding was relatively comfortable.

Parking was extra fee, as were coffee pods. However, this wasn’t a major problem, but a minor inconvenience. While heating was good, perhaps some extra blankets / doonas for the cold winter nights.

Hard Japanese beds

Having a washing machine with laundry soap and hanging areas was great. Host was helpful when we needed assistance in getting a taxi.

This is a nice compact modern and clean house set out over three floors in an excellent area for access to all of the major attractions in Kyoto. The living space is on the second floor. There are tatmi rooms on the ground and third floor and a western double bed on the third floor also. There are toilets on the ground and second floors and a bathroom and washing room on second floor. It is a 10 minute walk to Kyoto Station and well served by bus and metro stops which are 3 minutes away. There are a large number of restaurants and shops within a 10 minute walk and a 7 Eleven just 2 minutes away. Positives: Location Comfortable Good air conditioning Clean

There are an extraordinary number of signs on the walls and around the house warning of additional costs which must be paid if any damage is done to anything - from interfering with the AC units, to blocking the drains, to damaging the tatami mats or floors with suitcases, or damaging the paper screens in the bedrooms. We found these very unwelcoming and suggest that the owners simply seek a refundable damage deposit from guests rather than lose the goodwill that might be otherwise lost. Others may not find these signs off-putting, but we did. The stairs are quite steep and may be a problem for children or the elderly. It also meant carrying groceries upstairs which may be off-putting to some people. There is a dishwasher but it's not working. There was an iron, but we couldn't locate an ironing board.

Three bedroom, washer, kitchen and walkable to Kyoto station!

The location of this holiday home is superb being just 10 minutes walk from Kyoto station. It is in a pretty quiet location, although there are normal city noises - dog barking, ambulance from time to time. I didn't hear any noise from other neighbours or much traffic noise. There are lots of great restaurants on the way to Kyoto station and plenty of supermarkets, parks etc. nearby. The house itself is lovely, bright, spacious and airy. There were toys and a lovely book for my kids to enjoy. Kitchen had everything you would need and the beds were comfortable. Highly recommend this property.
