The view was great - outside areas where nice and sociable - rooms all had UK plugs so you didn’t need plug converters - every room had working air-con - large fridges and freezers - the taxi company recommended by the villa (Angel & Andreas) was AMAZING could not have travelled around the area down to the beach etc as easy without them! They always answered straight away when requesting a taxi 10-15 mins prior to leaving. - all rooms were great, some smaller than others but great for the amount of guests we had. - WiFi worked extremely well

Only 2 bathrooms, one of those being an en-suite so there was only one communal bathroom and a toilet downstairs. The pool area was not cleaned when we arrived, there was nicotine pouches on the poolside and a random water bottle filled with dirty pipe water. Other than this, Inside the property was very well cleaned and satisfactory. There is no shop near by to grab water and food, we usually had to get a taxi or use the WOLT app which was free delivery - but on average took roughly 2-2.5 hours to arrive and the location was hard to find so always had to search around the area to find the driver. (Same with takeaways)

"Great location, but not maintained."

The elevated position of the property means you get great views of the sea, far less humidity, and wonderful sunsets and starry skies. The property is big with spacious rooms, and excellent parking facilities for you and your guests. Great property for a gathering with family and friends. The kitchen was equipped with 2 fridges, a large dining table, filter coffee machine, dishwasher and plenty of crockery and kitchen utensils. The outdoor bbq area is great, designed for socialising. Considering that we were there in late February, it was cold at night, but during the day you could sunbathe and enjoy the sunloungers by the pool. The location is perfect, it's quiet, and a 5-mins drive away from Paralimni main road that has big supermarkets, bakeries, coffee roasters and anything else you might need. It's also a very quick drive away from the motorway that takes you to Ayia Napa (Nissi beach is a 10-mins drive). It's perfect if you want to avoid the crowds in the busy summer months. The company that manages the villa has a lot to answer for however... while they were responsive to our requests, and provided useful information in advance of our arrival about how to find the property, and where to get the keys from. We did have issues around maintenance, which I will cover below.

The saddest thing about our stay was how badly maintained the villa was. February is low season for tourism in Cyprus, but we made our booking a month in advance - you would think that the company had time to get the villa ready. The flooring was tiles and marble throughout making the house really cold - you would expect they would put some rugs down. The bathrooms are aged and need renovating. The shower fittings are old and in urgent need of changing. In general the villa looked tired and unkempt - (E.g. a picture frame in the main entrance fell off the wall and they didn't bother to repair it and just left it on the table, and the holes on the wall visible). Day 1:Upon arrival we realised that the central heating system was not working and the house was freezing. In Cyprus, it gets really cold in the evenings in winter so it was a very unpleasant surprise. The living area downstairs had to be heated using only 1 air-con unit, which wasn't enough for a large area as this. I called the management and they said the central heating isn't working and that they will send someone over with portable heaters the next day. Day 2: a maintenance guy turned up to check all the air con units but didn't have any portable heaters with him. Another person turned up later that day with two small electric heaters... it took ages for the house to heat up, and we were consuming a lot of electricity because we had to keep them on a lot longer. Day 2: we discover that the toilet seat in the en-suite room was broken and that the flush in the downstairs toilet needed repairing.. so i had to call them again. They were responsive and sorted things out, but it's not a great holiday experience when you have to deal with issues every day. We then realised that there were no kitchen towels and spare blankets for some of the rooms... so we had to ask again... You can see the pattern... basically go for the spaciousness and the views but don't expect much.
