The size of the villa and the location.

Condition of the property 1.The accommodation is more run-down than shown in the listing photographs Several pieces of furniture were torn, ragged and visibly dirty including the cushions for the pool loungers. One was completely ripped down one side and filthy dirty. Water fountains were switched off and one of them was full of stagnant water, creating a possible mosquito breeding site. Overall the place had an “abandoned” atmosphere; it felt neither open nor closed. 2. Amenities not provided as advertised According to the room description—and the attached photos from your site—the following items or services should have been available, but were missing or unusable: In-room safe (not working ) TV (not working) No complimentary toiletries No mosquito net No sitting area inside No sofa inside The main table lamp in our room was not working 3. Cleanliness & hygiene The toilet had not been cleaned properly in a while ( there was urine build up around the section which attached the seat to the toilet) 4. Staff situation We were the only guests (4 rooms on site) and two young men—one who checked us in ( Wayan) and another who ignored us—spent each day hanging around the property often inside other guest rooms. They appeared to have few operational duties and were mostly on their phones or chatting to each other. It felt like they were just using the place to hang out for the day. They seemed to be there most of the time but not at set times so we never knew when they would appear. This felt uncomfortable and unprofessional. Ironically , no one was there to welcome us on our arrival. We were required to call a WhatsApp number to contact Wayan. It was fortunate that we had a telephone which did not rely on the property's Wi-fi 5. Access We returned from a day trip one day and could not get into the gate as the automatic lock connected to the key fob was not working. We had to call Wayan to let us in. Highly unsatisfactory. 5.

The room we booked was large and very comfortable. Great bathroom. There are only 4 rooms surrounding a lovely garden and nice pool. Nice quiet area.

Confirmed arrival time with property between 6-7pm and no one there to let us in. A note on front gate with a number to call. Didn't have a local SIM card in phone and their Wifi hadn't yet been set up on my phone so luckily driver was able to make the call for us. No regular house keeping of room until we asked. By day 5 we're still using same bath and pool towels. Had to ask for clean drinking vessels. Have never experienced this on previous stays in Bali. Being villas our expectations were they would be completely separate, but the rooms are all adjoined.

Alles was perfect

Great layout of rooms and pool. We were fortunate to have the whole place to ourselves. Great cafe very close for lovely breakfast and supper. Team very helpful . Locals very helpful

Nothing, great property and fab value for money

Nice very quiet location, Only person staying there at the time, It is very small so I was glad not to have staff on site all day which allowed me to play my music and relax in my own space around the pool area

Looking very tired. Needs a big tidy up and ‘polish’. Photos on booking website are very outdated and it does not look that way now. No tables and chairs to sit around outside on apartment from the Lounges. Tables and chairs are ‘broken’ (why not fix or replace them owner?).
