"Fabulous stay in a fabulous house"

The house is huge, very tastefully decorated, we had a feeling to stay in a real Tuscany house (even if the house is in Lazio 😉). The pool was a nice bonus, and the invitation to the Proceno castle by the host for a visit and dinner was fabulous. We enjoyed every minute of our stay and hope to come back 😍

It’s nothing negative and it’s mentioned in the house description that the last 3km to the house is an unpaved road, but it was really trying and if we had our private car I would be very unhappy. Fortunately we had a rented car so it didn’t matter

Lugnt och fint läge, vackra omgivningar. Ett fantastiskt hus, stort, rymligt och perfekt med egna badrum till sovrummen. Bra kyl och frys och köksutrustning. Poolen var väldigt härlig.

Vi kom med elbil och det var ca 30 min till ett laddställe. Det visste vi om och hade räknat med. Men om vi skulle önska något så vore det att det skulle finnas vid boendet.

"Great stay and great base to explore the places close to Aquapendente."

Lovely hunting lodge, associated with the local castle in Procena. So many rooms and architecture is amazing.....the archways! In a remote part of Italy where Umbria, Lazio and Tuscany meet. Property has all the conveniences you need just but without losing its original charm. The pool area is an absolute game changer and was a hit with the kids! Extremely private, well maintained and cared for. The owner cannot do enough to look after the guests and we even decided to have a home cooked traditional Italian meal on our last night which was great. We felt very welcomed and looked after.

Property is remote and is a farmhouse so expect the usual things that come with this. Only thing that I didn't love was the access via the gravel driveway; we needed a more appropriate car really but ....as they say....when in Rome!

"Superb"

The villa was lovely, lots of room for 8 of us. The house cat and kittens were adorable. Great hosts, Carlo and his lovely parents, attentive and couldn't do enough for us.

Air con in bedrooms would be good but understand it's a historical building so this may not be possible.

We were a large group, nine people including a three year old. So I've asked my fam to share their thoughts and here they are: Sevda (21 y.o.) The house is quite large and old, so you’ll have to mind any small children closely, but accommodations such as cribs and high chairs are provided for very small additional charge. The roads are a little bit long and winding, difficult to get around the first couple of drives, and I recommend visiting the nearest Eurospin on the way to grab groceries, but the view and the peaceful isolation of the villa is more than worth it. The estate is vast with lots of room to roam and explore, and you wake up every day with picture perfect italy right outside your window. Truly a slice of paradise. Huseyn (19 y.o.) The view was beautiful and the house was super clean and ambient. The drive to the villa was long but scenic, a deer even ran across the road at one point and another time there was a couple of small boars and a little fox outside of the premises. The house was made of stone so it was always perfectly cool even without air conditioning. The pool was very clean and ton of fun. Overall it was a gorgeous villa inside and out and felt like a truly unique experience. Nargiz (49 y.o.) It was incredible and unforgettable experience! I promised Carlo (the owner) we will be back and am working hard to keep that promise! Beautifully equipped outdoor space! Amazing dinners with wooden oven made steaks ! Great selection and unbelievable prices in local supermarket Eurospin (which is 24’ away and closes pretty early, around 8:30, so, you definitely need a ride there on your way to villa). Me (51y.o.) It was one of my best vacations so far. Special thanks to the owner for hospitality.

Although this place is a real gem, you still need to be prepared and aware: 1. The surrounds are rural and located a little further from the essentials than you probably would like it to be. Some driveways on steep slopes are only wide enough for one car, so it is advisable to have experience driving in such places. 2. There is no air conditioning. So you have to keep the doors and windows closed during the daytime to keep the cool air inside. If you succeed, you will get the opportunity to breathe fresh mountain air. 3. The house is old, so expect some of the fixtures and fittings in the bathroom to be outdated. Which is actually charming, but can also be annoying. Some of the furniture could use some upgrading. My bed (looks like wood, but is actually a metal double bed) made noises every time I moved. I never heard any other complaints though. 4. A decent coffee machine would be a very nice upgrade.
