Wonderful surroundings, nicely situated building, beautiful pool, silence, wonderful nature.

I am writing to express our disappointment following our recent stay at the property in Poggiolino. While we understood we were renting a country house and did not expect luxury, the scale and nature of the problems we encountered far exceeded what is reasonable or acceptable. Below is a summary of the most critical issues: Access Road Condition: The road leading to the house consists of gravel and stones and is extremely difficult to drive on. Several members of our group felt effectively “trapped” at the property, fearing damage to their rental vehicles or being unable to leave safely. Lack of Hot Water: Some bathrooms did not have hot water in the evenings. The landlady claimed it was due to the number of guests, but we had booked the house for 15 adults, as advertised. A property listed for 16 people should be equipped to accommodate that number without utility issues. Electricity Outages: On our first and second nights, we experienced multiple power outages. Although this was resolved by the second evening, we spent considerable time in the dark and had to repeatedly contact the landlady for support. Sleeping Arrangements: Two members of our group had to sleep in a passageway used to access other rooms. While we managed as a family, such arrangements should have been clearly stated in advance to allow us to make an informed decision. Waste Disposal Problems: There were only small litter bins provided, which were inadequate for a group of 15 people and a child. Many local waste containers were locked and required a special card. As a result, we had to drive around the area searching for accessible containers to dispose of rubbish properly. Safety Hazard Near Pool: There was broken glass around the pool area. One group member cut their foot as a result. This posed a serious safety hazard and should have been addressed prior to our arrival. Burglary During Our Stay: On the third night, the house was broken into. Several of us lost wallets, documents, cash, and val
