View Talay Villas, luxury private pool villa, 500m from Jomtien beach - 37

Top Villa in Jomtien, only 15 min Songthaew Ride to Pattaya. The pool and the kitchen were exquisite also the key handover with Mo worked like a charm. Looking forward to coming back😁.

This place is marketed as a "luxurious pool villa". I'd consider it to be a basic house with a pool. Everything is "ok", but nothing luxurious about it. Especially the bed is just a foldable couch. Considering the asked price, this is ok though. Just don't expect anything fancy. One point I found absolutely unacceptable: The description clearly states that electricity is included. On check-in I was informed that they work on a what they call "fair-use-policy" which gives you an allowance of 20 kWh of electricity per day. That may sound reasonable, but it is not. The pool filter&pump, which you have no control over whatsoever, consume about 1 kW and run about 10 hours per day, so that's 10 kWh per day just for that. That leaves you with another 10 kWh per day for everything else. The two installed inverters for air conditioning consume about 12kW combined. So, to stay within the "fair-use" you can have the AC running for just under 1 (one!) hour per day. If you want to run it for a longer period you will(!) pay extra. Changing contracts unilaterly is unacceptable in the first place, changing it to something that is hardly possbile to achieve gives this a scammy touch. I stayed within the fair-use and did not have to pay extra, but only because I used only one of the two ACs from about midnight to 6am set to 30 (thirty!) degrees, so pretty much fan-only. I tried to discuss this with the management without any success. Without the not agreed upon, so called "fair-use" policy I would have given this place a "good" rating, because it is mostly ok, but due to the management changing a key part of the contract without any will to discuss this, I cannot recommend this place.

Unilateral change of contract from the management. Cheap furniture, especially the bed.

Stayed for 3 nights. Property was spacious and extremely clean. The mattress was recently replaced and was very comfortable.

There was nothing about the property that disappointed me.
