The air-conditioning unit in the master bedroom was very noisy and clanked all through the night. So we had to move room to the 2nd bedroom. Hard to find. Shower upstairs was rubbish

The Villa itself is amazing, the hosts are welcoming and always responsive.

Cockroaches, and the fact that without a car it will be a very boring stay in Puerto Aventuras. Also, sometimes it is hard to get a taxi there if you don't order it a few hours in advance. If you say that the beach is 10 min away, I expect it to be meaning by foot :)

The property was great

There was building work next door which was quite nosey on days that we stayed in the villa and we never got told about this

the bed and sheets were clean and comfortable. air conditioners worked well.

Everywhere was not 100% well cleaned, there was hair in the bathroom area, bits of food left in the kitchen sink drain, the handles on the kitchen cupboards were a bit sticky, the corners of the bathrooms area in general were dirty. It looked like everything was clean on the surface but the Villa needs a deep clean of all areas especially the bathroom upstairs. The kitchen utensils are very old and have stains. Also, everything looks nice and well but the building in general has not been constructed in good quality. There was a storm before we had arrived and there was water inside the property, one of the ceiling windows on the stairwell was also leaking with water every time it rained. It was nothing major but I was surprised as everything looks so well in the pictures. The staff reacted very well soon as I wrote them, they sent people to clean the wet areas the next day so 10/10 for staff communication.

It's a beautiful, well-designed house, the size is just perfect for a family of 4. The pool is small, but great and it's also very nice to be right on the canal for those interested in paddling or kayaking (included in the rental). However, the appliances should be better maintained. As others have already pointed out, there is construction all around, but we were lucky because they were working inside during our stay, which made the noise bearable for us.

The air conditioning in the downstairs bedroom, which has no window, was not working when we arrived. We informed the agency immediately, they sent someone the next day who said a technician could not come until Monday (3 days later). The technicians came Monday night but still could not get it fixed. They were supposed to come back on the last day, but we told them that at this point they could wait until we left to fix it. The dishwasher was making the dishes dirtier than when we put them in. The problem was already known and reported in one of the previous comments. They sent someone out with no improvement. It is in such bad shape that it should probably be changed. The gas stove was working very poorly. We showed it to the first person who came for air conditioning who said it was normal, but when we said we were having trouble even cooking eggs, the person came back and finally fixed it. The gas grill was also not working very well due to a hole in the system that was causing the gas to come out erratically. We also informed him and it took a day to fix it. With all of these issues, we were finally offered a 15% discount on the rental price, which we felt was the least they could do.
