No frills property, very close to major sites in Kyoto, and walking distance to shops and restaurants. It was also a traditional Japanese house, so you felt immersed in the beauty of the Japanese aesthetic. Humbly furnished kitchen for simple food preparation.

The amenities and facilities need to be updated— desperately: the drains were clogged, and never fixed, even after contacting the owner. Some of the dishes/utensils were dirty/chipped during check in; we also had stained sheets, and pillows. Also, we contacted the owner about the lack of privacy at the property (which they did not agree), but the bathing area has only a sheer bamboo curtain, that is fully visible to three other properties. At night, with the lights on, you can fully see into the tub (photo included with the view at night, us standing in tub, and view from inside looking out). We asked the owner if they had any solutions, and they kept denying that it was visible. Keep this in mind if showering in public is uncomfortable for you.

Amazing Location! One block from delicious Nikko Bakery and 10 min walk to heart of Gion, shopping and restaurants. Would definitely recommend! Uber works well to get back to Kyoto Station.

Could only contact owners via email. The taxi drivers had a difficult time finding the place when we arrived to Kyoto Station because it wasn’t a hotel. It was all worth it though!
