BEWe choose not to stay at the property when arrived. And we have booked another place. Reasons are simple: nobody was there at arrival. No services. The place was just ugly, and not clean enough for our standard.

AUThe property had everything you could need and Sao and the security guards were one of the best things about it too, they really go the extra mile. I had my birthday whilst we were here and they did the room all nice with flowers on the bed and got me a cake. it absolutely made my day.

Pool doesn’t have hot water.Inside of room is little old.
AUWe stayed in the 3-bed villa (which is actually a 4-bed). The outside is almost perfect - stunning pool and location right on the beachfront could not be faulted (nb. the other 2 villas don't have sea views). Nice living area with smart TV and good aircon. Kitchen with decent size fridge, microwave, toaster, and stove top. Location generally good but a decent walk along the beach or road to the main town area with the main bars and restaurants - need to get a taxi. Some excellent local restaurants though and new 7Eleven opened just up the road. Lovely Sao - manager/owner? - delightful and very helpful locating taxis etc. Excellent cleaners. Showers nice hot water. The other villas don't have sea view. Overall we thoroughly enjoyed our stay (suited us as family of 6 adults aged 22, 22, 60, 62, 65, 72) and would recommend but some improvements could be made for the money. It currently isn't 4 star accommodation - really paying for that stunning outside pool area and the seafront location. Wifi was excellent (although not working for the first 12-16 hours of our stay).
Improvements to outside would be to update the glass 'fence' (a bit dirty and doesn't let the breeze through) and to replace the sunbeds which are past their prime. Inside the bedrooms are okay but dated, beds are hard (common in Thailand though), aircon units need replacing in all bedroom as very noisy and keep switching off. then blasting cold air and then going warm and switching off again every 10 minutes, lighting in master bedroom very dark. Only 1 of the bedroom TVs worked and no real English speaking channels on that one so no TV other than in living area. There is no breakfast service (can have breakfast at sister hotel 5 mins drive away) - lovely Sao brought us croissants from the hotel one morning. Tea/coffee etc not replenished each day (although there is a very good coffee maker which uses coffee beans) and had to ask for washing up liquid and cloths. Can order lunch and dinner from hotel. If you want the bars and restaurants and to be in the thick of it then not a good choice (although this can be reached by taxi easily or for the young and fit along the beach) but if you want wonderful peace and quiet and your own stunning pool, then definitely consider - overall we loved it.
