Very nice villa. Mariana and Jessica were very helpful. Some assets were missing when we arrived and departed : no washing machine in the villa. No spotlight in the pool. Very strong proximity with neighbours can be annoying. We were literally sharing activities against our will with very noisy group of women in the next villa…

Host was great! Beautiful property, spacious and AC works!

Internet was down for the whole time.

Everything was perfect!!!

The villa is lovely, I loved the design and it had just enough space for us. The beds were comfortable, the kitchen worked as well as I'd expected for being in Tulum Center, washer and dryer was a plus. The host was amazing and could be there for me whenever I needed, to answer all my questions. We felt safe the entire time, the security guard Mauricio is a gem and went above and beyond, from helping us with luggage to food delivery to helping with a flat tire. Considering the location and surrounding area, it is a nice place and good price. There is also a cafe right next door that was very good.

Overall, I didn't like how poorly the area roads are kept, unpaved with tons of potholes and flooding during rainy season...but this is Tulum in general. There were also a few times with low water pressure which our host promptly addressed. I do recommend renting a car but being very careful driving. Besides the cafe next door, you are not within walking distance of anything else and taxis are very expensive. Villa is close to main highway, so once there it is easy to travel wherever you want to go. We did use the private chef service for dinner, the chef was very kind but after exploring Tulum and Playa del Carmen...the food was not worth the price we paid of $75 PP, some food items were not from scratch which is what we expected. Our lovely host also offered private excursions, I would recommend this only because it is truly private versus being stuck on an excursion with unpleasant people and on their schedule, not yours. We didn't book private and wish we had.

we had a beautiful stay in Tulum and particularly in the villa, we loved the decoration, it’s comfortable, it’s spacious, we felt safe. The garden is nice and cosy. Good location . I recommend this place.
