Villa Dimitris Beach

All info before our visit was received a week in advance including good directions to the villa (easy to find and good parking at the villa) along with the Wifi password, which was great as we could whats app Caroline on arrival and she came to show us round. She and her husband were very helpful and we could whats app with any questions. The villa was great, 4 big bedrooms and 4 bathrooms, very clean everywhere. Very comfortable mattresses and pillows which is important for us. Huge kitchen with all the utensils you need and big fridge with 6 litres of water, which was appreciated. Comfy living room with lots of books and games, views towards the ocean and You Tube on TV. Excellent (new) air con in all rooms and ceiling fans too. Great view from the master bedroom balcony of the garden and sea. Outside was so lovely with the huge garden in front with olive and oak trees leading down to the beach (stones in our part of the beach but 30m away a small sandy area to swim from). Lots of places to sit outside the villa in the shade or sun, lots of sun loungers and comfy seating. The pool gets the sun all day. Table tennnis was nice to have too. There was a stone built BBQ but we didnt use it. We walked to beautiful Kassiopi nearly every day along the beach, through trees and along a street just 13 minutes. Very quiet and no road noise as you are 100m away from a very quiet back road. If you continue down that back road you are just half a mile from Avlaki beach which is a fabulous bay (huge free car park at the end of the bay) shingly beach and 3 restaurants, two were closed when we were there but Restaurant Cava Barbaro, where we ate 3 times was fabulous, either right on the beach or inside at night which is all lit up outside and in a beautiful old building. You need to book in the evening as it gets busy. its only a 5 minute drive to Kassiopi and there is a big car park just at the beginning of the town, 5 Euros.

Music from Katia apartments 200m away but only for 1 hour 9 until 10pm on Thursday and Friday, their Greek night and BBQ night. But this was not a problem at all. The rest of the time was totally quiet and peaceful. A magical place, really enjoyed it and would return.

Caroline was a lovely host who met us at the property to let us in. The views were stunning from the villa. The garden was very large and spacious.

The property could do with updating - from the furniture to all soft furnishings, e.g. curtains that fit the windows, more throws/blankets for chillier evenings, garden rattan furniture ripped/frayed. The kitchen requires an update of utensils, there were many things missing. It was very basic. Although a few bottles of water were left for us in the fridge, standard pantry items like salt/pepper/oil etc would have been good to include but all cupboards bare. There was also no Welcome book, only a cork noticeboard with a few leaflets pinned to it. The villa was sold to us on the location - the sea at the bottom of the garden was fantastic - but it said a 12 minute walk into Kassiopi. Whilst this is true, it is a very convoluted, uneven walk into the town and one that you could definitely not do in the dark, or if you were elderly/infirm/with small children. You could walk back the road route but really this is not ideal as it's not very well lit and a longer walk back to the villa. We were hoping for a holiday we could stroll into town and back of an evening, so this was quite a let down that the walk was not as described.

Location and spacious

The property was in a dream location and so brilliant for teenage girls. The villa was spacious and really pretty with all the necessary facilities to make it a top destination. Both Caroline and Marina were welcoming and really lovely. The walk to Kassiopi town is a lovely 20 mins along scenic beach route. It was the perfect holiday.

There was nothing that I did not like, they made us feel like we were home away from home. Maybe a few more brochures about local tours available would have been helpful but it honestly did not matter.

It was a lovely comfortable villa, situated directly on the beach, about 12.minute walk to the town of Kassiopi

There was sometimes a bad sewerage smell in the garden, and on the beach in front.

The best ever! Wonderful villa at a great location. A wonderful private beach Dimitris, Yanis and Caroline were so nice and helpful. We will definitely come back.

A lovely house with plenty of space and privacy for a group and direct access to the beach or a pool if preferred. No need for a car as it’s walking distance to shops, restaurants and Kassiopi town. Beautiful view across the the sea to mountains.

Nothing about the property we didn’t like. The beach is pebbly so may not suit all.
