Reiz - Private Residence

Nice clean modern room with many kitchen amenities (if you want to eat take out food in the room), large refrigerator, 2 balconies. There is a water filter with the kitchen sink so you get unlimited drinkable water. Well soundproofed (cannot hear the activity from nearby outdoor restaurants which have some music playing when you close the windows). Host very responsive and helpful. They even have a real orchid in the room! Extremely thoughtful! Many small cute breakfast restaurants close by (check on google maps). Housekeeper is also very nice. Will definitely come back. (and I did!).

It was not a problem for me as I always have a motorbike during my stays in Chiang Mai -- but you need to know the residence is a bit outside of the main city attractions...

Amazing; Staff, location, cleanliness

Stayed in 1-bedroom apartment on 2nd floor which was spotless, well equipped and very spacious - photos are accurate but the place feels even better in person (nice design/luxury feel). Balcony is large and the outside bath very nice - overlooks a quiet garden/trees so also very private (and is North facing so doesn't get too hot). Huge windows (fully opening) in both rooms. Large bathroom and shower. All facilities (hot water, fridge, kitchen equipment, A/C, wi-fi) worked flawlessly. Check-in (by key code) and check-out very straightforward with good comms.

Location is great for Suthep (plenty of cafes and restaurants nearby, nice 'semi rural' vibe) but trips to most attractions require a car/motorbike ride. Nearest 7-11 shops are around 10-15 minutes walk in either direction. Property is not far from airport so planes are audible (fortunately there are not too many - maybe only a couple per hour daytime, none at night). Also there is an outdoor bar/restaurant area nearby so there is music/noise from this throughout the evenings - however this is not really loud and can be blocked by closing the windows.
