Friendly manager and owner. The place is cute, quiet and peaceful. Lots of tools in the shared kitchen. Provided chairs and a small table outside.

We ended up in a small room on the ground floor with low ceilings and it felt cramped. The wifi did not reach our room. This room was under the kitchen and other rooms so we always heard the water draining in the pipes. Not very private because other guests would walk in front to get to their rooms.

Our stay at Orhan Kutbayin Evi was an absolute delight. It's rare to find a place that not only meets but exceeds your expectations, and this charming retreat did just that. bathroom a bit stuffy and smelly, would be nice to make up a bit; towels / bath mat would have been nice but not essential for survival

First of all the room they gave to us was so small for 3 people, it was a roof room with a so low ceiling when we told the owner they said we needed to tell her about our hight which is not normal for a hotel reservation. secondly the 3rd 'bed' in the room wasn't a good bed to sleep at it was broken and not comfortable for sleeping we told them to change it or fix it, they fixed it in a way your back well hurt when sleeping which didn't solve the problem and today i went to doctor in istanbul because i have pain in my back i cant walk . Thirdly the ventilation in the room was not good at all,it was like a sauna in the night the problem that the owner told us not to worry in the night and to close the windows because it well get cold The small window without curtains when the sun shinning we cant sleep Fourthly the bathroom had the same low ceiling, the smell of the bathroom wasn't good at all, when you try to shower you hit the ceiling which make it hard to shower. The toilet is broken from the base and the smell was disgusting. Lastly the owner told us that if the sleeping in the broken bed sofa was not good and hurt we can check out the next day and we will get a full refund, the next day we checked out she told us that she will give us a full refund but she didn't she scammed us obviously which is a reason not to go there, they are not honest and liar she let us to check out from 11 morning and we didnt get refun for the night I am and my chiĺdren stay without hotel this night because we didnt find hotel and my cousin from bursa coming to take us from istanbul . the owner offered us another room away from the first room for one person it was a garden room with no ventilation or air and we needed to pay more for this room( room for me and my daughter and so far room to my son and want from me to pay more Why i must accept like this choices and pay more if the mistake from them that the sofa is broken .

I booked two rooms. The room on the 1st floor was nice and we had no problems with that. My son with his grandma were living there and were happy with everything. The owner is very friendly and ready to help. The overall cleanliness and the house itself are good, the terrace is nice,

The room on attic is impossible. Stated area is usable only for 20% or less. Because of sloped ceiling (it's attic, remember it), the most part of the room is truly uncomfortable for movement - you have to bend all the time. I've got lower back pain after only 2 nights of stay. And this is considering the fact that we were coming only at late night just to sleep. Besides, when the weather is sunny, it is extremely hot there, heat insulation almost does not work. AirCon is absent, you have only 2 fans, one of which is generating more noise than wind. Shower/WC is also extremely small and uncomfortable. You should avoid this room by any means, especially in the summer time.

The host was extremely sweet and very helpful. Location was nice and the room was very comfortable with a nice big bed and beautiful terrace.

Little out of downtown but made it a very nice quiet stay !
