The caravan is very spacious and rooms are comfortable. Van was perfect as a base to visit nearby attractions and it wasn't far to the beach.

Spider webs and spiders in every room, only one shelf in the oven which made cooking very difficult. Some information was outdated, such as the colour of the van and the swimming pool opening times.

Location great with restricted sea view. You need a car as the site shop doesn't sell anything other than UHT milk and the nearest convenience store is two miles away. The van is well appointed, with the exception of lack of washing machine and is comfortable.

Roof space is infested with rats - informed owner who took no action to resolve even though there are several pest control companies in the area that offer a 24 hr call out service. I advised the owner that I was sure they were coming up from the rear drain over which there is a downpipe, and entering the roof space. The owner has refused to offer any goodwill gesture by way of apology and advises that we should have cut our stay short. However, I doubt if any refund would have been forthcoming whether we had stayed or not. Understandably, the rat problem spoilt the holiday as they were noisy, particularly at night to say nothing of the hygiene issue.The advert on booking.com states there is a washing machine but it has been removed. There were a lot of flies largely due to the two large rainwater butts ( no longer in use) at rear which were full of stagnant water. We also found a used cotton bud stuck to the duvet cover.

Comfortable and spacious property in a quiet location with sea views. Lovely large living area and modern bathroom. Nice little patio area for sitting outside and admiring the view. Really convenient for Mundesley and Cromer.

Some areas of the property did need an update - window catches were missing on some windows, kitchen was a little dated and the glasses, cutlery etc needed washing before use, the wooden gate to the parking space didn’t open properly (something which I noticed in the visitor book was reported last year and still hasn’t been fixed), and the bedroom lights were very dim. If you have little dogs also be careful as they can fit between the slats in the fence/gate!

Great location for little walk to beach, the outdoor pool was a lovely temperature and the decking and little garden area was great as we had dogs. The bed was very comfy, no blackout blind, so something to be aware of in the summer if you like a lay in. Nice addition having a full size bath, note there is no washing machine or bbq as it stated.

There was no lock on the bathroom/toilet door and the oven in the kitchen needed a good clean as was not fit for purpose.

Great communication with owner on how to navigate getting into property etc Fab location Lovely bottle of wine left by the owner which I thought was a really nice touch. And we could take our much loved dogs with us! Highly recommend

comfortable accommodation bigger than expected it was the little things like tea and coffee, just a nice place. The only niggle was the barrier getting in but we figured it out. will definitely stop again. owners were very helpful and friendly.
