Η τοποθεσία. Είναι σε κεντρικότατο σημείο.

Ο θόρυβος από το δρόμο. Η ηχομόνωση είναι ικανοποιητική, όχι τέλεια. Αλλά μιας και είναι επάνω σε κεντρική αρτηρία της πόλης είναι λογικό.
