The property seemed like a good value deal, we really like the area.

For full disclosure - we didn't even check in. We made this booking through the Israeli Booking.com site (which is automatic due to localization), and according to Israeli law - prices (or final sale) is presented to the customer with the VAT included, and has been this way since 2023. After we reserved the booking, and the property realizing we are Israeli, they sent us a VAT request which is wrong since the booking included the sum (not to mention there was a mistake in the request and instead of 18% they wanted to charge us 36% but I'll give them the benefit of doubt). They demanded us to pay this before the check-in and started messaging us about it 15 minutes before the check-in when we already made the drive all the way there (2.5h+). It turned into an almost 5h ongoing dispute with the property owner which would not let it go, even though booking support sided with us, the VAT WAS indeed included. They still wouldn't let it go and pressured us repeatedly into paying. After we waited for almost 5h(!) outside, Booking helped us with canceling the reservation, refunded us and even gave us a small compensation for our trouble. Booking.com support prevailed. Owner called us to explain it's an ongoing issue they had with booking.com and offered 10% on our next stay (if it's repeated, it should probably be fixed). Owner claimed everything to be a mistake or a misunderstanding, but to us didn't feel like it and he didn't own up to it until it was too late, and it already started our vacation on a sour note. Would not book with them again. This is not necessarily a dis-recommendation, the property seems to be really nice - make an educated choice.
