Lots of little nice touches such as the eggs provided by the host, basket of snacks, butter, jam, bread, and bathroom toiletries. Also pleasantly surprised with movie projector in the room with the Roku. The host was kind and answered any questions we had quickly as well. Property was clean and as described

The Oranch House was one of the favorite places that we stayed during a two week journey through Utah and Arizona. The buildings, grounds, and western decor are absolutely beautiful. That coupled with the host’s kindness and thoughtful touches made this one of the nicest places we have ever stayed. It is conveniently located within the city limits of the Kanab, which has plenty of nice restaurants, shops, and other amenities. The location is also centrally located between Zion NP, Bryce Canyon NP, Grand Staircase/Escalante NM, the North Rim of the Grand Canyon, and many other parks and national monuments. (My wife usually thinks my jokes are corny, but when I asked “Oranch you glad we stayed here?” her answer was a resounding YES!!!)

This was a remodeled camping trailer It is very comfortable as long as you don’t mind things being a bit tight. Very well supplied with everything we needed. Our host let us know to request anything we couldn’t find

traveler snacks, waters and qtips were a nice touch. water was hot even though no heater. coffee was in frig with creamers, bread for morning toast

there are no photos of the outside of the camper in the listing. listing is misleading because not one pic showing the yellow camper is less than one foot from property line in a very tight neighborhood. (see photos showing how close house camper and property line are) upon arrival, i texted host asking why the listing shows pics of their home instead of the camper and left for a bite to eat. that question alone had host asking me to cancel reservation. i declined to cancel and said their reaction (asking us to cancel) was very stressful to my daughter so please just leave us alone, no more calls texts or requests to cancel and we would say nothing more. instead of accepting our vow to complain about nothing more, i was verbally accosted outside of the property 20 minutes later, around 9pm when i returned after dinner. i was asked in an aggressive tone to leave 3x. i was approached aggressively and asked to leave because the owners feared a negative review. there was no heat in unit and temp was 38 degrees over night but i made no complaint bc i was scared to be accosted again after the verbal assault from man with european accent in the dark as we approached the camper the night before. sofa bed was set up before arrival so there was only seat at table and sleeping surface of futon/sofa is not flat even a little so i slept on the 18 inch edge which was the only flat portion of the bedding. none of the vents on ceiling of camper are openable. the handles are removed so when you do want help removing heat or cold chill, your options are camper windows and the camper is nestled behind their home 16 inches from property fence so air flow is not much. bedroom window in back is blocked by a screwed in piece of plywood attached and a stack of four car tires. i have photos and text messages to prove all claims made. i would have chalked it up to an unfortunate misunderstanding except for being harassed for asking why no pics of outside of camper in the listing.

Quiet location. Well-maintained, unique property with many artistic touches. Chickens and turkeys in a large enclosure were fun to visit. Close to a fabulous hiking trail with few other visitors. Kitchen was well stocked. Hosts were very helpful, friendly and accommodating.

Even though we arrived rather late, Helene was very accommodating and met us to provide the information and door codes. This was more of an Air B&B type of setup than a hotel. The room is an apportioned off part of their house, but there's plenty of privacy. Both the exterior of the house and interior of the room have a lot of character and unique decorations. Overall, we thought the stay was excellent and we'd stay here again.
