THE Ritz - In the Heart of Town - Holiday Yamba

The geographical location was convenient. The size of the apartment was useful for a family of 5 adults, a baby and a toddler.

We had booked what we thought was the Penthouse to only discover it was the level below in a converted office space. It Appears another review dated 2024 had exactly the same experience. Interesting. And exactly the same response from the the same Realestate agent we dealt with when we discovered this. The main aircon (looks like something out of the 70's!) in the lounge area was not working. Therefore it was very hot during mid summer stay. Uncomfortable. Only aircons in the two bedrooms. 3rd bedroom is not a bedroom but rather an enclave that may have been a storage area during its office days! Sheesh! Cockroaches in bedrooms. Filthy stains on quilt so disgusting we had to remove the quilt as it was clear it had not been cleaned in a long time. BEWARE! That standard of cleanliness just implies that your standard of cleaning is very poor, if at all. Horrendous. Standard supplies for eg a replacement toilet paper was not provided. No big deal but when you pay $6k you expect a particular standard. The back veranda was filthy and clearly not cleaned in a long time. Very unkept. The pegs were ALL rusted. The photo's that are used for advertising are deceptive. Very deceptive.

Great location, with easy access to everything in town as well as a short walk to a calm beach and a surf beach

Very good location. Right on the start of the main street but still quiet at night. Very close to the water and beach. The beds were very comfortable. Air con in two bedrooms but no aircon in the main kitchen/living room. Large bright airy living room/kitchen with large windows onto the street but you had to keep the blinds down to keep the sun out as there was no aircon.

It said on Booking.com that this flat is a 'penthouse' but it is definitely NOT!! It has a steep staircase up to the first floor and then another flat above it. The main kitchen/living room did not have working air con but it did have fans. If you opened the glass doors to the balcony then the mosquitos came in. No screens on the balcony doors. Half the ceiling was missing and you could see the steel support floor above. Thus not a penthouse!!! One of the bedrooms did not have any doors. The flat also needed a better cleaning service. The windows needed cleaning. The veranda off the large bedroom where you hung your clothes was very dirty and the palm at the end was covered with dead branches. Obviously no one waters it. This place looked like converted offices as the layout was weird. The centre of the flat between the large bedroom and the living room was dark so you had to have the light on all the time. This place was probably once very nice with its bright artwork and Bali styling, but it now needs some serious TLC. We were charged $2,150 for 4 nights for 4 adults. Definitely overpriced.

Spacious, bright and clean. Loved our stay here. Perfect location. Walking distance to nearly everything you need in Yamba.

The Location was perfect it is walking distance to all shops and restaurants and beaches.

The apartment was very spacious clean and very comfortable.
