"good, but not really luxurious"

appartment is nice, good for two persons, not comfortable for 4. with some more maintenance it wood be even better. the view of the selva in the bedroom is really good.

the location is quite remote, really far from everything. i would choose a flat closer to the main road or even better close to the beach- zema is much better area. the private pool has cold water so it is not really useful. the building’s pool looks really good with all the greens surrounding it but for swimming it feels like you are in a fountain or a pond. the flat is not a penthouse since the roof terrace is not connected to the flat.

"Excellent place for a short break or an extended stay"

This was a great apartment for a working vacation/jungle escape from city life. I made the booking half expecting I'd have to rely on coworking spaces for internet, but it was down a total of 12 hours in 7 weeks. Otherwise, 60MB dl over fiber optic, stable as can be (except during the few short power outages which are inevitable no matter where you stay in Tulum). The jungle outside the bedroom window is great for sleeping without the AC on and just listening to nature and waking up to birds (and once to a very loud possum right outside the window at 2am). The large terrace upstairs was awesome both for work (gets wifi from downstairs without a problem) and for catching some sun without worrying about tan lines or cooling off in the private plunge pool. The host was very responsive and was on site personally to welcome me when I arrived. Acinte (the building) is very new, with a beautiful central jungle patio/pool area (which I never used because I had my private pool on the terrace whenever I wanted to take a dip). The reception is staffed 24/7, everyone I interacted with was very friendly, and should you need a taxi (hopefully not, since taxis are the biggest ripoff in Tulum), there's an informal stand next to the Panoramic condos a few steps away. Also - do yourself a favor and eat at Pepe's Tacos at least once (right up the street and vegan friendly... as long as you don't mind your food possibly touching meat. I don't, and have no regrets over it :)

Very few things worth mentioning. Yes, this is in La Veleta and the paved road ends about 500m before the condo. Expect plenty of potholes and mud up to your neck if you're on a bike. Yes, this is Tulum and new buildings are popping up everywhere. You'll probably hear some construction noise no matter where you stay. Also, as this is Tulum, it's more expensive than other locations in the Riviera Maya, but the condo charging 100mxn for a 5gal water bottle that costs 40mxn at any Oxxo is still a bit over the top. (Beats carrying it from the closes shop, but still) Finally, this is Tulum and like many buildings, Acinte is not connected to a public sewage system and uses biodigestors instead. That means the drains sometimes smell - and to be honest, it's not limited to Tulum (I solved this by covering the drain in the shower with the toilet plunger).
