Vacation Rental - Studio at Casa Cocoa

We have stayed with Patrick multiple times. The location is quiet and out of the cruise ship zone, but within a mile walk of most everything in town. A working class neighborhood but it has always felt safe. Our criteria were quiet, king size bed, air condtioning and hot water, also close to our daughter's apartment. Unique layout with rooms facing an open courtyard with shared kitchen facilities and lounging areas.

Hot water and wifi could be faster.

Very nice place to stay! Well located, comfortable, the shared kitchen is super clean as well as the room. Loved the garden outside of the room. Patrick is a great host as well.

Personable host, safe property, good wifi and outdoor kitchen, good aircon. Easy to access and close to shops and restaurants. The resident turtles in the garden.

Nice room with refrigerator, TV and Netflix account. Cute garden and open kitchen. Place to store a scooter, good advice on rental as well.

It was the only place in Mexico where no water was provided at all, but there was a very affordable shop close-by so it wasn’t a problem. Its a bit of a walk, in the heat take a scooter/taxi

Easy check in. Good communication. The outdoor courtyard/space was lovely. Shared outdoor kitchen with plenty of dishes and pots/pans to use to cook with.

We were woken up both nights from the noise from rooms next to us, but that has nothing to do with the accommodation/owner.

This is the fourth time we've stayed with Patrick, an excellent host. This is a neat location away from the Cruise Ship zone. The rooms have king size beds, a/c, hot water, refrigerators, and are quite comfortable. The neat thing about the property is all the rooms open onto a shared courtyard with a kitchen, tables for eating, and spaces for just relaxing and enjoying the gardens. It is very quiet and restful. Some good restaurants within easy walking distance (Funky Pizza is one of our favorites). We have enjoyed every stay. In the total of a month we have stayed there, we have had no times we have felt unsafe in the property or the surrounding neighborhood. Folks are quite friendly. There is a park nearby.

The room was clean and tidy

The bed is very hard, the air conditioner works but is very noisy, so we both slept very little during our stay. The room has a fridge and a microwave, which is great, but next to no silverware or useful cups, plates etc. The small area for clothes is insufficient and quite difficult to use, the hangers are hard to extract and place clothes on.

Lack of details (some furniture needed to be a bit updated) and weak shower pressure.
