We absolutely loved our stay at Baan Sandao! I experienced a warm welcome and professional service from the staff: The lady at the reception gave us all the information we needed and in case we needed help, she always kindly assisted. We also haven't heard anything about hidden electricity costs or anything, so this is fully dependent on the apartment rented.. I believe we stayed at 401. The apartment is centrally located and opposite of Market Village Mall, which is one of the best malls at Hua Hin! (Blue Port was quite disappointing, as the upper two floors are pretty much deserted). All other places, such as night markets or touristic area's are in the vicinity or doable with taxi. Parking lot at Baan Sandao is also quite large with a friendly security guard always present. The apartment complex is clean and tidy, the pool is also amazing. With high tide there is a limited beach, but we knew this in advance: Actually it wasn't as bad as we expected! My only remark really is that there are only about 5 beds at the swimming pool with shade, and people start reserving these at 06:30 already with a towel... Even though it is not allowed, the staff did not take any action, even though I pointed this out a couple of times. Too bad. So if you are a 60+ couple, enjoying your holiday at Baan Sandao, please don't be one of those 'towel-reservers'. It is really annoying.

-No cleaning included in the booking, it’s charged on top of booking fee - one set of tiny amenities (shampoo and body wash provide on day one), never refilled during our stay - property wasn’t very clean, floor was dusty and had scruff marks - ac in one of the rooms was faulty - one of the rooms didn’t have any space to walk around the bed - couch in the living room was one of the most uncomfortable and useless couches I have ever sat on - no provisions tea or coffee or sugar is provided - property felt very cluttered

Right on the beach and central Hua Hin location. Conveniently located directly across the street from Market Village.

All good and absolutely no complaints.

Lady at the reception was untypical service person, unfriendly and unhelpful. We missed info folder in rooms, how to order cleaning etc ( as the reception lady was not in a helping mood ) There was possible moisture damage and mold in the bathroom... Some kind surface repair would also needed... But the location was unbeatable

Furniture was not comfortable. No cleaning was included. Reception staff were unfriendly and not helpful. The accommodation is more suitable for Thai tourists, and not foreign tourists as reception staff struggled to understand requests.

Good sized apartment for 3 to 4 people. Excellent location for food , beach and shopping.

Slightly overpriced since we stayed in a beach front boutique hotel with breakfast for the same price a couple days earlier.

Clean, spacious, great location, comfortable

We were escorted to a wrong unit by the condo security and after an hour told to unpack because it was the wrong unit. Even the security escorts you, you should check and confirm with the office. We forget some of our personal belongings in the first/wrong unit and they were not found/given back to us.
