VINTAGE apt, pvt GARDEN, wifi, NEW TOWN

Don’t like showering or hot water? Then this is the perfect place for you. But if you do enjoy basic comforts like warm water, I’d recommend staying elsewhere. We stayed here for three days without hot water. The boiler needed to be refilled (water pressure was only 0.2 bar). We were told it would be fixed during our stay, but nothing was done. Very disappointing.

Location. Easy access to central Edinburgh attractions, the tram, the railway station as well as several nice New Town parks. Botanic Gardens also nearby, plus shops bars and restaurants on Broughton St.

We didn't like the fact that despite the vastly overinflated rate we paid for three weeks, our hosts didn't seem to be expecting us. This basement flat is completely unloved. Tatty. The cupboards were full of junk, the place hadn't been hoovered properly- we did this ourselves on arrival(:- the place seemed like it had perhaps been lovingly prepared for guests about 10 years previously, but that nothing had happened in the interim- there was nowhere in the bedroom to put clothes, the garden furniture was in a dangerous state of disrepair, the electricity went off 3 times at the start of our visit. This is before I mention the really off-putting plumbing. The flat is filled several times a day with the smell of effluent, drainage, call, it what you like. There is a broken cafetiere for coffee so we bought one for our own use. And the entrance to the actual flat is so miserable. Dingy and so so dark, that again it presents a danger to most people trying to access the flat. Also there appears to be no intercom to the flat so visitors - and tenants- were forced to call ahead by phone. The only drinking glasses are Nutella jars, again we borrowed drinking glasses, beer glasses from family. Despite efforts to placate us,like replacing the garden furniture more than halfway through our stay and the charms of Mark and his brother, the South African handymen, our holiday was enjoyable despite our accommodation - because Edinburgh is such a fantastic city - rather than because of it.

The location was great and the garden was secure for pets.

Health and safety hazard. Trading Standards breach. No electricity in any plug sockets the whole time. This meant no functioning fridge, kettle, cooker, washing machine, hair dryer, iron, lamps of any kind, no wifi, no TV. Filthy windows, unkempt garden, filthy mirrors, rug full of dust and grit, dirty- slippery-dark staircase full of pet hair. The two bags of food I brought for the stay were spoiled due to no functioning fridge. Couldn't charge phone or laptop or use wifi. Couldn't watch TV. Needed to charge dad's Alzheimer gps tracker, but couldn't. Had to locate charging points in town every day. Couldn't even make a hot drink or iron clothes the whole holiday. More expense incurred due to having to buy food and hot drinks as unable to cook or use kettle in flat. Furious. Will be in touch with Booking.com, Trading Standards and Health and Safety departments. Phoned the owner and text multiple times on arrival, left multiple answer messages - all ignored. Disgusting. Only because it was a five hour + drive home, we stayed to give my dad a rest, otherwise would have gone straight home. Is this how Scotland/ Booking.com treat tourists? it's an embarrassment. Love Scotland and Edinburgh, so it won't put me off going back, but will not recommend this website and apartment. I have video evidence of all of this.

it wasn’t clean. curtains hanging off the tracks. grass was overgrown. big tall weeds on patio area. no drawers or wardrobe in bedroom to put clothes in, only place to hang clothes was a dirty cupboard with a few hangers in it. cobwebs on ceilings. hairs around the toilet. bedroom curtains appeared to be going mouldy. nails sticking out bedroom wall above the bed.

great location, cosy and spacious, with good supplies. neighbours are very friendly.

little irritating things - intrusive management company ( sending people for things not required by you and expecting access regardless), some basic equipment missing (eg only one cereal bowl and nothing sent despite request), door to garden warped so only one bolt lock working (no response to request to fix), could be cleaner around the edges.

Very peaceful, cosy. Had everything we needed.

Slight issue accessing garden (in fairness quick response from host solved this, but maybe make guests aware of pulling door to open)? Property quite cold, even with heating, but understandable given age. Maybe we would have liked to have been a little closer to the city centre. TV very small - could do with an upgrade!

property is old and not very well maintained (leakage stains in the ceiling). pressure of the shower was not great. there was dog hair everywhere in the property.
