Kobahouse

I arrived early in the morning, and the flat was not yet vacated by the previous guest. Koba, the landlord, offered me to chill for the time being at one of his other units, a hostel. I even got a free lift from there to the flat. Koba established contact with me right after booking via WhatsApp, writing in English, and during my long stay, he checked on me regularly to see whether everything was alright, or if I needed a change of bedding, towels, etc. All of this was done very professionally and with great balance. One day, there was construction on the waterworks in the neighborhood, and there was no water for several hours. Koba texted me and popped in shortly with a big tank of water to flush the toilet, etc. A very attentive man. The flat is small and basic, but I used it as a base of operation, venturing out on weekdays for work and spending most weekends out of Tbilisi. It served me well for this purpose. The Wi-Fi is solid, and the internet connection was uninterrupted for my whole stay. I found the location of the flat excellent. In the close vicinity, you find a 24/7 grocery shop, fruit and veggie vendors, a butcher, bakeries, a very decent gym (with good electronic music!), a print shop, and currency exchanges with good rates. Avlabari metro is an easy 10-minute walk and just one stop away from Liberty Square, two from Rustaveli. The neighbors are nice people—an extended family, as I understood. They chat when you approach them but rather keep to themselves and do not force you to interact, which is ideal if you are a less social type.

As mentioned in the title, this is a place where local people live, not a tourist quarter. Accordingly, life flows here rather vividly, with dogs barking, kittens playing on the roof, children being children, and people having late-night fun with guitars and singing. If someone wants complete silence, this might not be the place. The railway is nearby, which comes with some extra noise from time to time when a train passes, but I got used to it and filtered it out after a few days. Owing to my lengthy stay (over a month), by the end, I was missing a couch and an oven a bit, but this should not be a concern for shorter stays full of sightseeing, eating out, and other activities. The address of the place is a bit confusing for the Bolt taxi app. You simply cannot choose this street, or at least that was the case in October 2024. I found the best solution was to put 8 Aleksandre Tsurtsumia St as the drop-off or pickup point, which is just a corner to the southwest and some 1–2 minutes' walk away. I also struggled at the beginning to order takeout. It must be explained to the restaurant/food couriers that it is House No. 10 in the 1st Turn of Dedoflistskaro Street in Avlabari. Sometimes you also need to add that it is behind Aleksandre Tsurtsumia St, towards the train track. Then they get it.

Very responsive and welcoming host! Nice bed, small space but everything you need for a short stay 15 min to avlabari metro station Cool (homemade?) chairs 🙂

A very clean and cozy apartment, close to the city center. There are all the necessary things: kitchen staff, washing machine, towels ecc. The owner is very kind and friendly.

Hard and uncomfortable bed, limited living space, a bad regulation of water's temperature.

The owner was very pleasant and communication was very good. The apartment was nice and clean and everything worked well. The location was very good as it was an easy walk to the old town and quite close to a metro station. We enjoyed our stay and would recommend this property.

Nothing to dislike but we did find the bed a bit hard but this is quite normal in Georgia and Azerbaijan.

A well equipped, clean apartment most suitable for solo/duo travellers in a good, quieter location within the city. Host was easily reachable through texting. As a cat lover, the kitties in the yard made me very happy.

Be notified the entry to the house goes through a common yard shared with neighbours, and the houses are rather tightly knit. The gate to it makes quite a loud creaky sound when being opened, which caused extra hassle trying not to disturb the neighbours especially at late hours (one of them also has a dog that started barking everytime the gate was opened due to its loud sound).
