"Decent value in the current market for the locality"

Easy to get in. Due to good will on the owner's part and a bit of luck about previous lodgers checking out early, we were allowed to check in immediately upon arrival. The apartment was clean, surroundings quiet during our time there.

Of course, we could have begged to get another set of beddings and a comforter for the living room couch so that wifey and our two-year old son could sleep in the bedroom more comfortably while I would have parked myself on the living room couch. Still, given our check in details, those items should have automatically been provided, one would think...
