An absolutely lovely ryoukan! The woman who checked us in was fantastic, and very helpful. The "apartment" is beautiful, and surprisingly quiet for an old building. The futons were very comfy and the location close to Gion was great!

The staircase is steep and the bathroom has stepping stones which could be challenging for anyone with mobility issues or partially sighted. We really enjoyed our stay, but flagging these aspects for future guests.

Traditional living experience, walking distance to Gion district and stations. I liked how it’s away from tourist areas but close enough to attractions. The staff were friendly and showed us how everything worked, also opened a map and showed us what’s around the area.

No hot water!! I stayed here 5 nights total, and it was a mistake because I got sick from showering with cold water. Traditional house means no sound proofing so it was loud… you can hear the other houses near by. Although there is a quiet policy after 10pm. Beds are small and the pillows are hard and uncountable.

We loved the authentic style of the house, it was very extraordinary and beautiful. You can feel the real character of old Japan here, very charming. It was also very convenient for our family. Despite the small size of it, it was very comfortable. The localization is great also. The host Chiye is amazing, sooo nice and helpful. She gave us a lot of valuable advice.

Everything is fine. Children enjoyed the place very much as well.

Amzing generosity from the Kaikoan team throughout the stay including great tips on what to see, where to go and how to find the things my family (including two teenagers) were after in Kyoto. They made us feel very confortable and at home - highly recommend!

It's a very special place. As far as I know the house was build in 1870. So, If you like an authentic setting and kind of a 'romantic' touch don't hesitate.
