More hot water needed when taking a shower.

Pool area and top level of room were amazing, really quiet and relaxing, everything felt very clean in common areas. Actual room is very pretty as shown in photos. Reception were great with calling taxis, providing general information etc. Good appliances in the room too.

Other reviews on this property are very misleading - location is terrible with no shops or restaurants immediately close by. Need a taxi (or a high heat tolerance on a bike) to get anywhere at all. As two young female travellers, we didn’t feel safe leaving after 5pm. Police everywhere in the streets. There is no beach club access as advertised, staff at reception had never seen it before. There is also only 1 bed not 2 as advertised. There were 2 power outages during our 5 night stay and the room smelled very strongly of mold. Lots of cat fights outside our room in the night too!

The property was beautifully presented with amble wardrobe space and the balcony and terrace spaces were lovely. Location was great, not too far from the centre of tulum and very close to the local restaurents in La Valeta. The front desk staff were lovely and our hosts were communicative and helpful. The beach club that we had access to was also nice.

This room is not suitable for 4 adults. We had originally booked for us and two friends and didn't realise until the last minute that it is actually just a single bedroom, despite showing on booking.com when we have a filter for 2 bedroom properties. Luckily we managed to book another place for our friends or we would have been hugely disappointed on arrival. No other real negatives though.

The building and amenities are great. The best rooftop I've seen. The bathroom is nice.

The place is tiny. The indoor space is only enough to fit a queen bed and the kitchen is a hallway. It is definitely not 990 Sq ft as advertised. Even with the outdoor space. The upstairs outdoor space is nice but there is not even a fan up there so it's hot. This was place was more expensive than anywhere else I stayed. They advertised a lower price and then added huge cleaning fees. All marketing tricks.

Fantastic apartment with great facilities.The roof top pool has plenty shade and sun beds. The patio area with plunge pool is very private and great spot for drinks and snacks. Plenty cafes, bars & restaurants a short walk away.

Some of the surrounding streets are not paved which could be an issue if you have mobility problems.

Super nice place. Very nice apartment. Kitchen has everything you need. Nice space with the pool. Comfortable bed. Definitely recommendable. Very helpful staff.

Great staff, really good service. Nice pool in the 2nd floor, great room in general. The panoramic hotel pool is also great.

Chairs on the balconies are not super comfortable ... , they look great though
