The condo complex is perfectly located. The condo itself is clean and decently furnished. You will struggle to get a better deal (value for money) so close to shops and on the beach. No noise from hotels or bars and sufficient security in the area.

The pots and pans need to be replaced. If you keep your expectations low, everything is good though.

Equipment of kitchen was a disaster, no wine glases or for toothbrush neither a salat bowl, pots/pans very very old and of bad quality, only one towel per person provided for 9 days stay. No showergel/shampoo, only after persistently asking for. A lot of doors like the Terrasse door had broken screws, apartment urgently needs maintenance also for the kitchen equipment!

The location of the condo is great. You are right off the beach if you choose to swim (though there's lots of seaweed, common along most of the beaches) and the pool is amazing. The bartender is very nice and the prices aren't bad. The area is gated and guarded 24/7 which is nice, we three women never felt unsafe. It's very walkable to get around. The place was clean and comfortable, we had no complaints. Maria and her husband were very nice and we were able to contact them easily throughout our stay. (the mom and baby agoutis hanging out right outside the patio were an adorable bonus)

We booked a 3 night stay at this property. There was no one at the front desk that welcomed us. The lady contacted ups through Whatsapp only. I did not see this person throughout our entire trip. The place flooded from the above floor in the kitchen and eating area. No apology was given only that it was there their fault. We used all our towels to clean up what we could as it was a hazard. I spent most of my vacation coordinating with them to resolve the issue. I begged for someone to clean up the mess, which they finally did after numerous messages. the 2nd night the flooding happened again ruining all our food which we replenished. Again, the excuse was it's the property upstair and that it was not their fault. We ran our of toilet paper, tissue paper the 1st night. The lady I was in contact with said she was sick, so we had to deal with it all ourselves. "No one is available to assist you on Sundays". There was no hot water, so that was another problem I had to deal with with them. It tool till the afternoon the 2nd day to get clean towels so that we could at least enjoy the pool as only certain color towers were allowed. because no one met with us when we checked in, we did not get the bracelets we were supposed to wear at the pool, so dirty looks from residences and harassment from the staff all weekend. I wanted 2 nights refund, not to mention all the food that was wasted. They only would agree to 1 night after some back and forth. Then they told me they couldn't pay me till the 15th of the next month when bookings.com paid them. I have been messaging they everyday since February 15th. It is now March 12th. Not a single message had been replied to although they have been read. These people were unprofessional and did not hold up to their end of the deal. They are just collecting your fees and then leaving you to yourselves. Lots of excuses, but no resolutions. I still have not spoken to a real person.

The location is perfect. A short walk to all the excitement of Playa del Carmen. The swim up bar and snack shop were a nice surprise.

A lot of the units are owner occupied. It takes away from the vacation atmosphere.

dirty towels, not clean, the showers need a makeover urgently. showers don’t work properly and they are so old that look dirty

Everything was good, even better than we expected. Recently some renovation was done inside the condo and it looked nicer than on the pictures:)

Hot water boiler was broken, so we didn't have hot water all 7 days. But except that all was perfect
