The room is not actually big. Although the order shows a large area, there is a wall in the middle, making it difficult to place two large 28 - inch suitcases. The bathroom is not very clean. There is a ceiling added above the the shower room, and when taking a shower, the steam can't disperse in the shower room, which is suffocating. Since it is sealed on the top and not ventilated, the showerhead is extremely dirty. The bathroom window is translucent. Although some parts of it have been pasted with paper, there is still one area that makes people feel a bit awkward, so a towel needs to be hung there. Also, there are a great many mosquitoes and insects there. The hair dryer is like a toy. It's small and has poor air - blowing quality. It's hard to imagine this is in a big city of a developed country. I really can't understand why this guest room has such high ratings. It doesn't quite match the actual situation.

Location was perfect for what I needed (2min drive from the wedding venue I was photographing) and just a short drive or walk to the beach and local cafes. Arthur was lovely when I saw him on my way out in the morning, and the facilities were perfect. The room was quiet and warm, the wifi was helpful, and the bed was comfy. There was even milk and coffee for the morning before I left - will definitely stay again next time I travel for work to Dunedin!

Cleanliness was 100%. Well looked after. Perfect location.

Great location in walking distance to shops, the beach and saltwater pool. Lovely accommodation with so much beautiful details, like a flower in the bathroom. We enjoyed our stay here a lot and surely be back. Thank you Arthur!

The room was small but comfortable and clean. It felt very welcoming with many photos and books to look at. The host was very friendly. We went to a restaurant a short walking distance away that was ok. There is a nice place to seat outside if it's not raining.

Compact little place with all the facilities needed for a quick overnight stay or weekend away. Very comfortable.

Arthur was very accommodating. The facility met our needs. Bathroom was very nice.

It would help if there was a trash bin in the bathroom.
