The bed. It is terrible. Too low. Too hard. No need for a folding couch! Just a solid frame with a good mattress.

"Good location, but new bed is a must to improve guest sleep"

Location, location, location. I often stay here when I travel on business. I stayed here around 10 times already.

The beds are horrible and I don't sleep very well because of it would be nice if the owner updated it to 1 decent size bed and mattress. Also the sink in the bathroom keeps getting clogged. In general the bathroom and kitchen needs remodeling but that's more aesthetics. The light bulb in the room could emit warm white light instead of cold as it's very unpleasant in the evening for the eyes. Not sure why the owner puts so little attention in this place?
