I’ve stayed at Guest House K12 for three nights and the experience has been positive! It’s within walking distance from Shijō Station - very convenient to ride the metro line. And there are various eateries in the neighborhood too. The written direction to the address sent by Toshio-san is easy to follow, ensuring a smooth check-in process. The studio-apartment style space is ample enough for two occupants and has everything that travelers need.

One has to walk up flights of stairs as there isn’t an elevator in the building. (For me, it’s not an issue though.) The place includes a washer/dryer (located at the entry) but guests need to buy their own laundry detergent. Again. it’s not a big deal.

They host was easy to work with and the location was good.

My daughter and I had a massive allergic reaction every time we went in the room. My daughter couldn’t breathe the longer she stayed in it, and I broke out in a rash as well as having swollen eyes. We would leave during the daytime and feel better the longer we were away, but as soon as we got back to the room, we’d start getting sick again. It’s also only one room and I mistakenly believed it would be two rooms. The bathroom is very small and hard to get in and out of.

Had extra futon bed. Great location. Many restaurants nearby.

It has a kitchen but no cooking utensils like frying pan or pot and cutlery.
