Property Notes

RULE 1: Please respect check-in and check-out times. ❑Standard check-out time is 10am. No exceptions unless arranged at the time of booking. For any unauthorized late check-out, a £50/hr fee will apply. ❑ Pre arranged Check-outs cannot be later than 1pm as we need to prepare for incoming guests. Unauthorized late check-outs beyond this time will incur a fee equivalent to a day’s base rate without discounts. (This fee does not grant possession of the property for the day; it is for overstaying more than 2 hours without permission.) RULE 2: No parties or events allowed. ❑Strictly no parties or events. Violation of this rule will result in immediate eviction without a refund. There will also be a fee charged to you of £500 p/h in the case where security has to be called to assist. A party is defined as one or more of the following; any form of disruptive behavior, having more than the amount of guests stated in the booking, music above ‘normal talking level’ after hours, evidence of excessive noise from neighbors or our Minut noise alarm, carelessness for our neighbors and property. RULE 3: No smoking allowed. ❑Smoking inside the property is prohibited and will result in an additional charge of over £250 for professional cleaning and deodorizing. RULE 4: No pets allowed. ❑No pets are permitted. While we love pets, we cannot accommodate them for hygiene and health reasons. Violation of this rule will result in an additional cleaning fee equal to the booking’s cleaning fee. Only some of our properties are pet friendly, so please be sure to check. RULE 5: Please be mindful of noise levels. ❑Quiet hours are between 10pm – 8am daily. Noise complaints, including outside of quiet hours, may result in eviction without a refund, under the ‘no party’ rule #2. RULE 6: Please report damages or left-behind items. ❑ Inform the host ASAP if there is any damage to the property. Replacement charges may apply. Don’t worry if the damage is likely to be below £15, ie a cup, glass, plate etc. If you leave any personal belongings behind, we are happy to post them back to you. However, there is a £25 fee plus postage costs to compensate our housekeepers or managers time and fuel. RULE 7: Please take extra care of your keys. ❑ An £80 fee will be charged if you are locked out and require us to visit the property. This fee increases to £150 after 6pm daily and all day on weekends. ❑Lost keys incur a replacement charge ranging from £150 to £300 due to the need to change locks by a professional locksmith. We must change locks due to security reasons of the key being lost. RULE 8: No unregistered guests allowed. ❑ Only the guests on the reservation are allowed. Unauthorized guests will result in a £100 fine per person and immediate cancellation of your booking without a refund, unless prior permission has been granted. RULE 9: Treat my property with care. ❑Take care of the property and avoid making a mess. Unwashed dishes and food left out attract pests, requiring pest control. Please leave the property as you found it. Excessive cleaning required due to your stay will be charged to you based on the invoice we receive from our housekeeping teams. Be aware of any stains left on towels, such as blood or foundation/ makeup, we will be forced to throw away these stained items and charge back to you. RULE 10: No illegal substances or drugs allowed on the premises. ❑ Storing or consuming illegal substances is strictly prohibited and will result in eviction without a refund and potential extra charges of up to £1000. This includes nitrous oxide gas, or “laughing gas,” for personal consumption, or any similar illegal substances. Additional Information: ❑ Travel cots and high chairs are not stocked in our properties as standard. Please plan to bring one with you if required. Cots may be available on request. Please let us know ASAP to ensure availability. ❑ We provide toilet rolls, hand wash and household cleaning items to last around 3 days. If additional supplies are needed, we can replenish for a fee if stocks are available. Alternatively, you can restock at the nearest grocery store. We do not provide any miniatures of any kind, nor shampoo, conditioner or body wash. As part of our ethical and sustainable values, we ask you to kindly bring your own. ❑ Please communicate via the booking portal whenever possible. This allows us to instantly identify your booking. Our average response time is less than 8 minutes. Note that text messages to my phone number won’t be received as we use an online phone system. In the event of an emergency, or for out of hours contact, we may reach out via what(s)appThis property does not accommodate bachelor(ette) or similar parties. Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. "Good if all is in order but disappointing overall"

Lovely looking apartment with good location.

The main toilet wasn’t working so we had to go into one of the bedrooms to use the toilet. Contacted the property management twice who advised that they reported it but then provided no update or solution during our stay. I purposely booked a property with 2 bathrooms so the property was not as advertised.

"excellent and cosy"

Was so spacious and clean, it was a perfect location about a 10 minute walk to the centre and there was a Sainsbury’s about 5 minutes away from the apartment, the beds were extremely comfortable, the staff were consistent with checking if we had everything we needed and were happy. would definitely recommend

The only issue we had was not being able to find the plates in the kitchen wasn’t sure if there was some but we couldn’t find them.

"A bit of duality with this stay."

Large property with lots of light and space to move around. Looks as it does in the images and is kept pretty clean. It was very close to the city and had good access to the ring road. It was easy to work from with good wifi and a nice camera setting. Kitchen worked well and was clean and well stocked.

There really is only one bathroom working as one has smashed tiles throughout. While we stayed the toilet in the other bathroom wasn't working, so we had to levitate to use the toilet to avoid cut feet. The owner sent a plumber to fix the other toilet mid way through our stay. There is a deposit of £250 required on top of the fee for this apartment. You can't make this through booking.com and it's not particularly well noted. The car park next door is £50 for a week of parking and there's no area nearby where you can park for free. The building interior needs some love. Nearly all postboxes have been broken into and are overfull of post. Parts of the building smell pretty bad but as most apartments are rented out, typically to contractors, there's not much care taken with the physical infrastructure. There's a fair few areas with crude graffiti. A local homeless man frequents the building, for the most part he is pretty harmless but it often smelt like smoke/cannabis in the stairwell where he seems to be staying. If I had paid £400 for 4 nights it would have been a fairly good deal. A £600 it felt steep for what I received.

Lovely, stylish and comfortable apartment. The location was perfect for accessing shops, bars and restaurants. The apartment was also spotlessly clean.

As it was a central location there was traffic noise at night. Also the flush on one toilet did not work but Purestay said they would address this..

"5/10: would be higher if hot water and fridge worked, very dirty and lots of damage"

Spacious apartment with only a short walk to the city centre.

Hot water didn’t work, had to use the kettle to warm the bath. Fridge also didn’t work and wouldn’t chill food inside.
