"The location was great but the place could really use an update."

Location was perfect.

Master bed was hard as a rock. Mould all in the shower. Fridge wasn’t cleaned out after previous occupant. Having to drive into the Bay to pick up keys and return is very inconvenient. Aircon was in the living room only, bedrooms had pedestal fans.
