Unauthorised guests: Only the guests included on the booking are permitted to stay at the property. Any additional or unregistered guests will be considered a serious breach of house rules and will result in immediate eviction without refund. Parties or noise complaints: Hosting parties, gatherings, or events is strictly prohibited. If a party or excessive noise results in complaints from neighbours, body corporate, or police involvement, this will be treated as a major breach of house rules. Consequences include full bond forfeiture, an additional $3,000 fine, and immediate termination of the booking without refund. Smoking = $1,000 fee for treatment of property Security call-outs: If security is required to attend the property, the first call-out will incur a $250 fee. A second call-out will result in a $500 fee and immediate eviction from the property without refund. Late checkout = $100 per hour while cleaners waiting Early or late check-in/out available on request with 24hrs prior notice (fees apply) Only registered guests permitted at the property Refundable security deposit: up to $5,000 for group stays (enquire before booking) For last-minute bookings, we still require a quick verification—please send a selfie while holding the credit card used for the reservation. We’re delighted to host you and want to ensure your stay is both enjoyable and seamless. Please take a moment to review the important information and house rules below. By booking and staying, you agree to these terms. ~~~~~~~~~~~~~~~~ ✦ Important Information ~~~~~~~~~~~~~~~~ >>By attending the property, you agree to the terms of the Short-Term Rental Agreement, which will be sent for signing at the time of booking. >>Guests must provide a copy of their ID (front and back) and a selfie photo for security and insurance purposes. >>A security deposit (bond) is required and will be authorised separately. Strict no loud noise, parties, or events. Quiet hours are from 9:00 pm onwards. Breaches may result in eviction. >>No schoolies or toolies permitted. ~~~~~~~~~~~~~~~~ ✦ Guest Capacity ~~~~~~~~~~~~~~~~ >>The property hosts up to 4 adults comfortably. Larger families/groups may be considered upon request — please contact us in advance. >>If more than 4 adults are booked without prior approval, and no response is received to our requests within 30 days of check-in, the booking will be cancelled with no refund. ~~~~~~~~~~~~~~~~ ✦ Guest Rules ~~~~~~~~~~~~~~~~ >>Parking is limited: maximum of 1 car. >>Special requests ( ie extra bedding) must be made 48 hours in advance. >>Last-minute requests incur a $100 setup fee (minimum 2 hours’ notice required). >>Same-Day Booking Policy: Bookings must be made before 6:00 pm. Bookings after this time must be cancelled within 1 hour for a refund, otherwise the first night will be charged with no access. >>Bins must be placed out for collection on the correct night. (Yellow recycling bins are collected every second week.) >>This is a non-smoking property. Any cigarette butts found will result in forfeiture of the bond. >>Neighbour complaints = immediate removal or cancellation of booking >>Accidental/deliberate damage will incur repair or replacement charges. >>Guests must leave the property in a clean condition and return furniture to original positions or additional fees apply. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ ✦ Guest Infringements & Penalties ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ >>Guests are liable for all costs from breaches or damages. Security staff may inspect the property if issues arise. >>Unauthorised guests: Bond forfeited + immediate eviction. >>Parties / functions / gatherings: loss of Bond plus an additional $3,000 fine + booking terminated with no refund. >>Smoking: $1,000 “Smoke Damage” cleaning fee. >>Security call-outs: >>>>>>1st call-out: $250 >>>>>>2nd call-out: $500 + immediate eviction. >>Neighbour complaints / police involvement: Bond forfeited + $3,000 fine. ~~~~~~~~~~~~~~~~ ✦ Security Bond ~~~~~~~~~~~~~~~~ >>A refundable security bond is required: >>>>>>$250 – 1 & 2 bedroom units >>Group stays ie Special occasion stays (boys/ girls weekends or similar events – A higher bond of up to $5,000 may be required. Please contact us for approval before booking. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ ****Pets if applicable to Property: ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ >>They are part of your family and are welcome where applicable . There is a strict no pets on any beds and furniture policy at the property. Any damage or extra cleaning will apply further charges. >>Pets (where allowed) require prior approval: $37 per pet, per night (max 2 pets). >>No pets on furniture, no excessive barking/shedding >> We need to know the breed, age and size of the pets, and the type of pet. Pets must not cause danger, damage, nuisance, noise, health hazard or soil inside the house. Pets cannot be left alone in the house. You are responsible for any mess or damage your pet leaves behind or injury to another person. If you arrive at the property with a pet without prior permission you will be asked to leave without any refund or reimbursement. All dog waste must be cleaned up from the backyard before departure. Failure to do so will result in a $200 cleaning fee. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ ✦ Booking & Stay Rules ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ >>Check-in: from 3:00 pm >>Check-out: by 10:00 am (unless arranged in writing) >>Late check-out without notice: $100 per hour (cleaners waiting fee). >>Early check-in: may be requested within 24 hrs of arrival (subject to availability, may incur a fee). >>Late check-out: must be requested at least 24 hrs before departure (subject to availability, may incur a fee). >>Please respect neighbours at all times when entering, leaving, and staying at the property. >>Only registered guests are permitted on the property unless prior written approval has been granted. >>Any unauthorised guests = immediate eviction + cancellation with no refund. ✅ By booking this property, you confirm that you have read and agree to all of the above requirements.This property does not accommodate bachelor(ette) or similar parties. Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Guests under the age of 18 can only check in with a parent or official guardian. A deposit may be required at the property.
