Please note that mobile phone signal can be weak in the area, depending on your provider. The kitchen is compact and best suited to preparing simple meals rather than large or complicated cooking. Please make sure the correct number of guests is entered when booking. The standard price is based on up to 2 guests sharing the main bedroom. If the sofa bed is required, this must be requested in advance and an additional sofa bed setup charge of £45 per night applies. The sofa bed can sleep up to 2 additional guests, either adults or children. We can also provide a travel cot and/or camp bed for a baby up to 2 years old, or for a small child up to 16 years old, subject to availability. A high chair is also available. These items are available for an additional hire charge and must be reserved in advance. Pets are accepted by prior arrangement only and at our discretion. An additional charge of up to £11 per pet, per night applies, depending on the number and breed of pets. Please arrange this with us in advance. No parties, events, receptions or gatherings are permitted without our prior written permission. This includes hen/stag parties, wedding receptions, birthday celebrations, after-parties and similar group events. The property must not be used as a party or event venue. Only guests named on the booking may attend the property unless we have agreed otherwise in writing. No smoking is permitted inside the property, or anywhere smoke may affect neighbouring properties. If smoking outside, please dispose of cigarette butts responsibly. Noise must be kept to a respectful level at all times. TV, music, voices and other noise must not be audible outside the property, especially during evening and overnight hours. Parking is permitted in designated spaces only. Children must be supervised at all times. We operate a no-contact check-in. After booking, guests must complete our Pre-Arrival Form before access details are released. This includes providing the full names and nationalities of all guests aged 16 or over, as required under the Immigration (Hotel Records) Order 1972. The lead guest, who accepts responsibility for the booking and their party, must also complete ID verification, which may include uploading a valid passport, photocard driving licence or national identity card. A preferred email address is required so we can send Guest Area access, property information, exact location details and check-in instructions. Your booking is subject to our property Terms and Conditions, which are sent after booking and must be read and accepted before arrival. Guests must comply with both Booking.com’s rules and our property terms during their stay. Permitted extra charges, including pet fees, sofa bed setup charges, optional extras and/or refundable damage deposits, may be collected separately after booking where applicable and where disclosed or permitted by Booking.com. A refundable damage deposit may be required before arrival to cover loss, damage or breach of the booking terms. Where applicable, this is collected securely before check-in and refunded after check-out, provided the property is left in good order. Where available, guests may choose an optional non-refundable Damage Waiver instead of paying the refundable damage deposit. Please ask us after booking if you would like details of this option. Optional add-ons can be requested after booking by replying to your guest WhatsApp group or by contacting us directly. Please contact us before booking if you would like us to clarify any of the above.This property does not accommodate bachelor(ette) or similar parties. Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. A deposit may be required at the property.
